Mebe investors who have extra dough lying around wud take loan lesser than 70%. Lower monthly commitment...lower legal, loan etc fees...

It's fun getting LAD from developer but there are some worries coz when developer/contractor rushes, it give rise to shoddy workmanship. Hope it doesn't happen

Really? I tot once loan agreement settled is sufficient for banks to release? And I think there're legal fees involved besides the mot itself...the fees to transfer from developer to u n another one between u and the bank. Right?

If can, dump a lot of down payment la...to banks it's all about their risk. The lower their risk ie lesser loan, easier to get approval

Nope...usually if land under master title, then no need to pay yet. But developer would want to push for the individual titles with land office ASAP so that developer no need to pay the assessment...I think
