btw, just wanna know if anyone took MRTA under yr bank loan?

hi kvsual,

just placed the booking and waiting for the bankers to response. Heard that some banks insist loaner to include MRTA in loan package in order to have better rate:( anyway, will be known soon as tried out other banks as well.

saw the fb message you'd posted before about belimbing gardens, if it is true, the apartment blocks might block the view on blk c & d for lower level units. do update us if you discover any new findings ya, thx.

It should be the same rate regardless MRTA or not, just a supplement/opt to loaner anyway. Obviously, a gimmick for bank officer to gain higher commission thou.

How much is the additional one carpark? (2-carpark are allocated in purchase)

Btw, how much do we need to prepare for the legal fees (disbursement & stamp duty) which to be borned by buyer?

and when do we have to pay? during signing of SnP or will giving a specify time frame?

Just wanna prepare myself. Thx.

Would like to find out size of the main entrance door leaf. Standard size shall be about 900mm x 2100mm (3'x7') which i feel 'old design'. But what I've discovered on most of upcoming condo projects are having the height of all doors at least 2400mm (8') and the entance door leaf is wider than 900mm (3') perhaps 1200mm (4') which looks impressive/grand. (infact wider of entrance door leaf is more convenience/practical when we move in/out furnitures/full glass panel renovation if applicable, especially there are 2-turns on the entrance)

Since there is no show unit provided and SA might not know about this technical issue, wish the developer/architect will consider on this matter. Thx.

Dont get me wrong, am not saying doors for this project is going to be common standard high i.e 7 ft. Perhaps thats only my general thought for most of the 'old days' condo design but I was wishing all doors for this project are at least 8' high and the entrance door is widen like 4' would be great.

Would be greatful if your info is testified by developer/Arch about all doors are 8 ft high.

If am not mistaken, it is common practise that there will be FRP water storage tank allocate either on roof top or ground (which rarely seen nowadays in new condo - eyesore). A pump room usually will be allocated each block in mid floor pending on water pressure on that area for the purpose.

Check with SA if there is mid floor for M&E room serves the purpose and your question is answered^^

Length of balcony is about 21.5' (6600mm) length x 4.5' (1350mm) width.

Since there is no show unit allocated, we are all in the blank what sort of materials/finishes/specs going to be applied on our units particularly internally. You might easily think of it should be in standard form and nothing too worry about, but remember this, your 'standard' does not equal to others 'standard' and if argument (under expectation) occurs, ppl might telling you "this is the standard quality for the amount you paid for? All these are very subjective.

I've experienced with some responsible developers/main contractors taking initiative and effort to spend abit of money or higher grade/quality products in reducing the possible defects (defects are headache to all) or better appearance. Eg, cement & sand bricks to common clay bricks, apply corner bead on edges of wall, first grade tiles, special additive on plastering works, heavy duty powder coated aluminium frame for windows, tempered glass, higher grade lockets/door leaves etc (normally contractor/developer will purchase in bulk with credit term should gain better discounted price). Most importantly the workmanship of all trades!

I believe there are many technical and quality issues will be raised/enquiries in this thread when it comes to architectural works. Of coz all purchasers are welcome to ask here to waken our attention, so do someone can clarify. I'm doubtful SA can get the answers for those questions unless verify by the developer like 'Chulk' (if he is real)/Arch themselves. Yes, I am putting reasonable high expectation on this project. Just wish a 'WoW' factor from Zalam too. (Windows on the Park is my comparison target^^)

Its just merely my opinion and nothing personal.

Owner of Block A & B,

Please ensure your SPA did cover the upgrading materials since these blocks are premium as told by SA (as listed by pregnantboy).

We must aware that only black & white in SPA constitutes the legal doc if any disputes arise. Prevention better than cure! Who knows what happened in next 2+ yrs when the buildings are completed.

Just be safeguard and nothing wrong to stipulate in if the developer can deliver as they claimed.

and thanks to pregrantboy providing the specs as I can read the main entrance door is 4' wide and all doors are in 8' high! Good job developer & Arch! (if they comply)

Are you the one with the white Honda which parked in front of water tank's temple about 3pm this afternoon? If so, haha...I got ya!

Btw, does anyone knows what development in front of or along main road (Tmn Juara Jaya) heading to CT? (between CT & existing terrace houses & army's institute camp)? Notice earthworks and site clearance in progress simultenously with CT on bothsides of main road.

Oh yea! alrite, might be belongs to site personnel of temple's project but this is my first sighted, try if i could see it again next time^^

Hmmm...Belimbing Gardens, their progress is quite agressive too, but no project signage seen on site. Zalam and CT's project manager should have be known since they are using the same access road, perhaps sharing the cost of beautify & maintenace the road.

Infact, CloudTree admin should update the progress more often in order for public awareness (good for publicity).

Looking at those photos, it look impressive so far (but most importantly the end result/quality of workmanship).

One thing still soring my eyes is the rusty steelbars on permanent structures (althou Zalam has explained which more emphasize on those rusty bars were being used for temporary drain etc). It seems the barbenders' workdone is more efficient (perhaps too fast) leaving formwork & concrete (perhaps too slow) progress not catching-up on time, resulting the steelbars have to be exposed longer period to weather.

Generally, it is still acceptable if competent engineer/cow keeps monitoring and checking the required specs and maintaining the structural strength.
