Dear All

It's been nice to see the sharing of member's renovation, this is my renovation that currently undergoing.

Started : 1st of October
Completion Date : before 25th November


Engaged Mr Francis from Mas Ris as he was doing another house down the few house i'm living in and got a quotation from him

1) Initial Drawing submitted together with my quotation

2) Got another young contractor to quote , but guess he's inexperienced and price wise rclxub.gif rclxub.gif



STARTS With KITCHEN

1) Wall between wet and dry taken down
2) Originally 2 exit for kitchen (one swing door & doorless entry, swing door removed and enlarged the frame for the doorless entry
3) Floor tiles and wall tiles all taken down and replaced till ceiling.
4) Cabinets to be built, piping relocated, sliding window installed.

LIVING ROOM & DINING AREA

1) Floor tiles removed and replaced, wiring to be redone
2) Terrace removed the sliding door and grill to make an extension for the living room, while sliding door relocated next to dining hall in order to make the living room bigger.
3) L box plaster ceiling for dining hall, living room and flattened throughout the walkway into rooms.
4) Fan hook realigned accordingly

GUEST ROOM connected to Common Washroom

1) Door to common washroom removed and replaced with sliding door
2) Door fr room to washroom removed and replaced with sliding door
3) Floor Tiles removed and replaced
4) Washroom tiles and wall tiles removed and replaced, basically everything changed

MASTER BEDROOM, walk in closet and washroom

1) masterbedroom door relocated because we used up the smallest room to be the walk in closet
2) tiles all changed and replaced
3) reconstruct a wall in between the walkway to make smaller room into a walk in closet
4) everything in washroom changed as well.
5) wiring and plaster ceiling
6) given 2 choices for the walk in, U shape or L shape, decided to take the U shape since price does not vary that much.

Well there's always a budget so initially he opted Grade A Tiles, but we downgraded to Grade B, in the end he asked us go to his supplier to choose tiles, my wife and i took all the grade A tiles ... smile.gif

There's a lot we didn't know, but overall he's giving us opinions in which we decided to follow suit as he should understand it better than us.

Didn't know he's going to change the piping for us for all the washrooms and kitchen, until recently.

Lighting and AC piping concealing all done by him, including all the cabinets, no 3rd party involved.

Garden is going to have an awning and ground to be flatten and we gonna plant it with Taiwanese grass.

That's all for the moment.

All in quoted Rm70k, we overshot the budget as didn't take in water filter, termite treatment and walk in wardrobe.

Will try to get more pics by end of today.

75k includes

- raw material (tiles, sink, washroom pipings, AC pipings, wirings for whole house)
- labour
- kitchen cabinet & walk in wardrobe
- painting
- awning

the rest of the furniture and fittings are mine

- Electrical appliances

that's about it.

my contractor pretty straightfoward, once quoted will do accordingly unless you need adjustment on the initial quote, but if he can do, he will just do it, his way of doing ...

Hard labour (wall hacking, floor breaking etc etc) - done by Indonesians

Tiling - done by chinese guy

Painting - done by chinese guy

Wiring - done by chinese guy

AC piping (copper and piping concealed) - done by another AC specialist contractor also all chinese

So i guess labour charges are not that cheap ...

really man, all these are included in the quotation alrdy, nothing more ... that's why i didn't think much and straight engage him.

another quote came back around 60k plus without tiles and wiring ...

he did a job in villamas puchong for only 1 1/2 month. at first i thought the lady owner spent about 100k but i'm surprised she spent for only 60K ++ like that. owner said the guy worked based on her budget. she got everything she wanted, fully furnished some more..

hahaha too late, but i didn't asked around anyways, meet him once then quote @ site, no need to think twice ...

but sometimes is like that ... they charged accordingly that's why project non stop coming in.

i had this doubt earlier on, before the table top was casted, i saw a few empty small slots in between the tiles, later on only i realised it's for the table top as they insert iron beam into the empty slots and make it hold the foundation, therefore it will look more tidy as the wall tiles alrdy been laid initially and the amount of tiles are balanced off, iirc i think the iron beam itself is at least 15mm thick. there's also another 2 block of concrete drying off in the living room as well as and i think it's for the support of the table top as well.

yupe, by right we also can't do that but we did it in a quick manner, demolish then rebuilt ... but overall doesnt affect safety of the building

yupes thanks for the prompt installation, just a minor hiccup from the piping, the plumber need to come and alter a bit then it shld be fine ... the pool is the only plus point that place got ...
