Here is my personal opinion.

Other than it is not gated and guarded, if you cannot stand the super loud speaker from the mosque opposite the SH show gallery, then Camelia may not be the ideal house for you. I was at their event two weeks ago and can clearly hear the prayer being 'broadcast' across despite a lot of noises going on in the show gallery.

If anyone is looking for end-lot (C-09x), let me know and I will let my agent know that you are interested.

Yes. The sales assistance said if want Camelia, put your name in the waiting list and hope that some who booked cancel their booking or can't get loan, or wait for the remaining 52 units.

She also mentioned that unit C-016 will be built first and use as a show unit for the subsequent launch.

I did check out one during the launch on Jul 23.

C-106 was one of the smaller corner unit asking for RM798K before discount. It was priced as such since the house is only 22x70 while the other bigger corner unit is 26x70. Didn't check the price for those unit though.

Pricing win this round. Also Camelia offer different type to suit different buyers. I have been to both show gallery and did the following comparison:

When I was looking at Begonia back in Jun'16, the SA was offering the last few units starting at RM636,800, but it wasn't the choice unit so I did take it. The SA did mentioned that Camelia will be launching at a lower price with similar spec to Begonia. They could have launched it at equal or higher price.

They also waited until SEH 2 was launch and then steal quite a lot of SEH 2 buyers with their attractive pricing.

Clarus (22 x 70 built up 2,155sqft) in SEH 2 was asking for RM675K for south facing unit while Camelia Type A (22 x 70 built up 2204sqft with high ceiling) was launched at RM598K. Both Begonia and Camelia offer laminated flooring for staircase, bedrooms and family area while Clarus offer Porcelain/Ceramic tiles. Also, the Begonia show room is available for viewing while SEH didn't have a showroom for Clarus/Banyas (they say they don't have a plan for it).

For buyer who bought Camelia Type A, for the same price, they can't even get Banyas (20 x 70) at SEH 2 (going for RM618K). Also location wise, SH is closer to Bangi than SEH 2 hence it is well received by many buyers.

Clarus is on 10/90 scheme. No rebate. You pay 10% upon SNP and then 90% during VP.

Camelia has 5% rebate hence entry price is lower.

Last time I looked at Begonia, the SA was saying that Begonia's materials is slightly better than Camelia hence the higher entry price.

I do like Camelia because it has more layout options compared to Begonia.

They opened the last three rows two days ago. Already many units taken as I was told that most of the buyers are those who missed out the earlier launch.

This time finally booked a Type F unit since it has double frontage.

Working on getting the best loan interest rate now.

For Type A, the price remained the same.

I think for the other types, there is a slight increase of RM5K. At least for my unit compared to those launched in July.

Here are some of the prices I got from SA when I was there:

C-036 to C-43 RM595,800
C-015 RM615,800 (dual frontage)
C-008 RM625,800 (premium due to bigger land in front of drive way)
C-053 RM800,800 (End Lot 24X70)
C-016 RM801,800 (Corner Lot 22x70)

Well just rumour.

The Benefits Letter for the purchase stated clearly rebate of five per centum (5%) of the Purchase Price and early signing of SPA additional discount of RM5,000. Also the Letter of Reward state that buyer will receive a free twenty four (24) months UNIFI subscription.

Heard the same story before.

Imagine you are staying in C-036 hear to the entrance. Nice. Close to entrance to Camelia and easier to get out.

Case 1: One day, one owner come home with his Porsche / Nissan GTR revving his car just after the roundabout 1:30am in the morning just as your are about to get to sleep. You were annoyed and then thinking that it was just one off situation. And then it keep going every night and you start cursing that car owner but can't do anything other than complaint to the JMC.

Case 2: You are going to bed soon and then there are quite a lot of noises coming from the guard house because someone try to get in but couldn't and started a shouting match with the guards. You say this is going to be for tonight only and then it keep happening for the week so you can't do anything other than complaint to the JMC.

Not sure if other has the same concerns but that was my considerations when I choose my unit.

Lot C-002 to C-015 and Lot C-146 to C-161 are those with a garden at the back of the house. I think what he meant is that he bought one of those unit which has a premium of RM10K+ compared to the other intermediate unit in between these two rows.

Any Camelia owner has received notice to collect house key?

I spoke to one of the SA last month and she mentioned that they will be handing over the house key to the Camelia owners in Feb 2019. It is almost month end now and I haven't heard anything from them.
