Looks like market still BBB as long as the price is right. Curious whether Camellia purchasers r mostly own stayers or investors.

Camellia after add MOT and 3% (progressive interest) = 560k + 17k +18k = 595k.
Clarus after deduct 4% rebate n another 3% (progressive interest saved) = 668k - 27k - 20k = 621k.

Yup, Camellia entry cost is lower. Price difference between Camellia n Clarus aren't really that big imo. Still, different ppl have different preferences, so just choose which suits u best. wink.gif

3 yrs construction period.

Personally have a major concern on investing in SH due to its proximity to Bangi, which is a bumi majority area. Feel that non-bumi investors shall be at disadvantage to bumi investors during selling time.

Semenyih population more balanced, which could be one of the reasons why non-bumi purchasers more receptive towards that area, SEH n EM in particular. I don't have statistics to backup this claim though, just a personal feeling.
