Bro, there are total of 619 units of terrace houses. This including those reserved/booked by corporate companies and staff. If 500 owners paying for it, I think RM50-R80 per month is more than sufficient. i still hoping we can request SP Setia to install the anti-climbing/anti-cut fence for the terrace area. The rest of the things like CCTV and etc can gao dim with 1 time fee. Btw, 3 guards enough? The area seem to be quite huge biggrin.gif.

CheerYee, there are 4 sections of the terrace house. 1 is 20x65, 1 is 22x75, 2 more is for 20x70. The one you mention sold to staffs and company associates is part of the 20x65 and 20x70 which already booked prior to the public booking. That is why public only got 428 houses which over 100+ has been reserved for staffs and associates. There should be 1 more section of 20x70 which still not yet open for sale apart from the 22x75 which you mentioned will be open for sales in phase 2. Please correct me if i am wrong smile.gif

Plot 3 shld be 20x70 based on the ecohill masterplan. No name for it yet till ready for sale in future. I dont think this is sold out. Those given out to staffs and company associates are from plot 1 and 2 (both right and left hand side) which total of 100+ units. Not sure there is a misunserstanding. As far as i understand from SA, this plot 3 is not released for sale yet.

Bro, got 1 column from plot 2 is reserved for staffs and is not near to waterway. It is actually near plot 3 separated by 1 road. Only the plot 1 which is 20x65 is near the waterway and shoplots.

Angusta was priced at 455K. Meaning phase 2 20x70 will be 500K. Wow... this is quite a lot. I only expect it to increase by 6-7% where there could still be units price at 480K+.

Cheryee, for 20x70 got units reserve for staffs and associates? If no, there should be 300 units available. If include 22x75 should have around 70+ units. This time lesser than phase 1. Any idea whether this is first come first serve or is ballot?

If no more DIBS the house price should be cheaper right? Coz DIBS suppose to be a discount for buyers where they will bear the interest. Now the price become higher. Maybe will get 5% discount during launching...

Bro, just my prediction. I might be wrong too. I assume sp setia will build several different types of houses similar to first phase which are Augusta, argentina and Aquatilis. If so and based on the 10% increase, it should be around 500K where the design is similar to angusta. The cheapest angusta is price at 455k. Unless SP setia build type like aquatilis then the price could be 580k. Just my opinion smile.gif

Someone said got DISS right? Direct replacement for DIBS smile.gif. If no, I also expect some rebate (maybe 5%) but at the end is very much depends on SP Setia. Still, I expect the price will increase for sure regardless got DIBS or no DIBS smile.gif
