Not all of the EPF; it is EPF account 2. Only EPF savings from account 2 can be withdrawn for house purchase - not limited to any number of house, you can withdraw as long as you have funds in EPF account 2.

The money can be withdrawn as lump sum for downpayment or monthly basis for repayment of installment- however, for repayment of installment, the funds will be credited to either your account or loan account (should you provide the number) but, that portion that is subject to monthly repayment will not enjoy dividend for the year - meaning that, if you withdrawn 20K as RM1.8K per month installment payment, the 20K will not enjoy dividend.

Better to withdraw lump sum every year end and dump the money into the loan account.
Besides, house downpayment, epf account 2 can be withdrawn for renovation, study

Hi Bro darween, I m quite newbie in property play.
I've been following this thread since last year with so much interest.
Now waiting for LO and SPA.
But I do hv a few questions regards the EPF Acc 2.
I ady hv 1 property already, however, am I eligible to withdraw the EPF for the 10% dp?
I've read from KWSP website which says for second house, the first house need to be sold first then only we r allowed to withdraw fr EPF Acc 2. rclxub.gif

Thanks for enlighten me. icon_rolleyes.gif

If you withdrawn for your first house, you are not eligible for this second house.

If you never withdraw before, you can apply for this second house.

Thanks for the info.

Hi CY, me quite new here.
So forgive my ignorance.
Been to look c look c the show house lately.
I tot the bedrooms will be using porcelain tiles instead of ceramic tiles?
On another note, does it say the electrical DB will be single or three-phase?
Thanks. blink.gif

I am not well versed with the issues raised by you, so it's better that you direct your query to the SEH team.  smile.gif

Teenman,

I dont know much about the Spec, but I believe, it would be 3 Phase wiring considering the electrical appliances that goes into a Semi D.
*
Bro darween,
Thanks. I would've tot so.
Nowadays I think even terrace or DSL is having 3-Ph since the electrical consumption is high.
Another thing, it would be interesting to c whether the porcelain tiles is given for all bedrooms like in the show house.

Just got in touch with SP Setia, aquatilis s&p signing is tentatively set at first week of Dec. If the DIBS scheme is forcefully scrapped by BNM at that time, SP might compensate or create another scheme for buyers (within law). Hope this news calm many new buyers a bit.

I'm one of Stagnia buyer.
Really hopefull that SPS will come up with good news.
Maybe even better than DIBS ... drool.gif

Teenman,

When you say you are a potential buyer - means you have bought an unit in SEH or looking to buy in Phase 2?
Should you have acquired the unit, be rest assured, the Phase 1 loans are entitled to DIBS albeit 3 banks have pulled out - Public, AM and another.
However, for Phase 2, it is a fact that ICS (Interest Capitalisation Scheme) of which DIBS is - will not be given - not only for SEH but for all under con projects that are to be launched.

In addition to that, Banks are now required to loan only the net selling price and not the SPA price (which may have discounts) so as to assist potential buyers from taking out huge sum of downpayment.

Downside is genuine buyers may not be able to fork out the full 10% of DP hence may not be able to afford a house.
Upside, deters speculators, as they will have to lock in their cash in one project rather than speculating in others.

darween, I booked stagnia. should be ph 1 rite?
Really hoping that SPS come up with better scheme to compensate the DIBS abolishment fr BNM. wish.gif

Stagnia is Phase 2 brought forward to Phase 1. I am assuming that the approval for the Phase 2 units would have been obtained at a later date - hence, may not qualify for DIBS. Nevertheless, I am sure there will be 3-5% rebate in the purchase price to compensate the loss of DIBS which amounts to 3-5% during under con period.
*
I suppose in cash rebate, no?
Afraid might utilize it some place else ..
