I remember the SA from East Ledang told me that the first batch of customers who bought first phase of East Ledang got claimed LAD from UEMLand because of late handover.

Even though SEH doesn't allow name transfer, but they can add name(s) into SPA.

According the letter received by developers and banks from BNM, it is with immediate effect. This coming weekend signing for Plavias, Merrum, etc will be the last batch to enjoy DIBS scheme for the Phase 1. For the remaining batches of Phase 1, e.g., Luzento, etc, it is confirmed that no more DIBS from developer. SEH is now study a special rebate scheme for those batches buyers, but everything is not confirm yet whether there will be a discount or rebate for those batches.

With all these new rules on banning DIBS and LTV base on real purchase price, dunno how is it going to impact the property market for both new launches and sub-sale. Not to forget that there are still rumors about new rules yet to be implemented, e.g, LTV ratio of 70% for 2nd property and 60% for the 3rd property onward, increase in stamp duty, etc. There is rumor that BLR is going to increase next year, and QE3 tapering starting soon if not now. doh.gif

What to do? Apparently SP Setia is not the Taikor, BNM (or Zeti) is!
It is with immediate effect since last Friday.
I already confirmed it with banks and SEH.
