darween, I booked stagnia. should be ph 1 rite?
Really hoping that SPS come up with better scheme to compensate the DIBS abolishment fr BNM.  wish.gif
*
Stagnia is Phase 2 brought forward to Phase 1. I am assuming that the approval for the Phase 2 units would have been obtained at a later date - hence, may not qualify for DIBS. Nevertheless, I am sure there will be 3-5% rebate in the purchase price to compensate the loss of DIBS which amounts to 3-5% during under con period.

I'm one of Stagnia buyer.
Really hopefull that SPS will come up with good news.
Maybe even better than DIBS ...  drool.gif

Definitely not better than DIBS. Should be compensating the loss of DIBS. Justifiable amount.
Maybe a little more to keep buyers enticed.

SEH is in a way twisting the story. I called them every week and remember clearly that Chris said, the APDL will be out only this week, and rightly so, the APDL came out on Monday. But, they did nt communicate it to Bankers hence, we need to get them to call SEH and get it themselves. However, when you call SEH to check, they would say that the APDL has been obtained long ago. Yes, long ago, for DSL not SD. The APDL was released in phases. All SD phases only got their this week.
*
We totally facing the same problem. I also called SEH for few times and that Chris also told me they provided, I even emphasis is for Errana and he said confirmed out d.. Then I push my banker n banker keep telling me not out yet, makes me so confuse and even asked the other banker to check for me and get the same answer. And finally today told me can get the LO by Tmr or nxt week.. Phew...

Would a cash rebate of 8% be sufficient to cover DIBS?

It just like you want to sell and someone willing to buy your price.

When VP , you start to roll out your agreement.

If the future price is higher than what you have signed, thats it.

If the future price is lower than you have signed, congrats! (i doubt this to happen)

Mel2,

Top Gun is saying those purchasers who are not signing the SPA this weekend at the WC are not entitled to DIBS.

Those who are signing the SPA this weekend are entitled to dibs = purchasers of Merrum, Lecus, Plavia and Errana
*
Thanks TKJ. Really SEH TKJ.

Top Gun scare me yday saying that those only signing this weekend is entitled to DIBS - thinking that have to sign on 24 Nov baru enjoy DIBS, mana tau he meant what you meant.

why BN is giving us so much of trouble?  should have start all the new ruling in 2014.
their intention of abolishing the DIBS is due to higher price being factored into the selling price..
this project has already factored in DIBS, but yet buyers who bought those project under phase 2 does not get to enjoy the benefit.. very difficult not to be emotional weii..
mad.gif
*
You are right to feel so; but, think about it in the long term and which benefit do you want?
DIBS or Rebate to avoid forking out huge DP?
At the end of the day, interest during construction is very minimal since they go as per progressive drawdown unlike upon completion. And considering PV of cash, I would personally prefer cash rebate than DIBS. Nevertheless, there is bound to adequate compensation from SPS to replace the DIBS abolishment.

Just gotta be patient guys.

It is understandable that BNM wants to curb the household debt overall.
But, with so many new rulings implemented on property market all the sudden,
it is killing those hawkers only. shakehead.gif
*
Exactly my point. This implementation is blanket implementation hurting both genuine buyers and speculators.
Nevertheless, I certainly think most genuine buyers will proceed with SPA signing regardless of how this debacle plays out. I will still sign, whether DIBS, Rebate or no DIBS, no rebate. I need a home and I like SEH.

QUOTE(akh731 @ Nov 20 2013, 05:17 PM)
what about the legal fee, mot and stamp duties that currently pao in the selling price.
if loan approved to take out this money in new rulling, is sp setia pay? quit allow money leh, more than dibs
*
Bro AKH,

Legal fee, MOT and Stamp Duty SPS pay.
When LTV is based on net, it means after cash rebate (discounts) - which reduces the DP - hence, if prop is sold at RM1m without any discount then LTV is 90% on RM1m. Thus, no impact to buyer to pay the other costs.
Buyer just need to fork out the 10% as per usual. The only uncertainty here is if got DIBS or abolished. If abolished, how DIBS is going to be compensated since this has be pao into Selling Price.
