Yes, the thread will eventually slow down as people are running out of topic to talk about.
Many of our DSL neighbours will be in SEH WC to sign SPA this weekend. Also, according to HSBC and other bankers, DIBS is still ON.

Bro Sam,
I dont think it cost viable to build separate guard houses, that way, each village will be burdened with maintenance cost unlike now being spread across a few villages. Also, wont be jammed up during peak hours because the entry and exit doesnt allow you to turn right to Jalan Semenyih, gotta go to the roundabout, so no bottlenecking there - furthermore, they probably be using the RFID which scans like SmartTag instead of you stopping to tag. Should be smooth.

What i understood from the advisor previously was MPKJ is responsible for roads, drainage and sewerage.
The landscape and park will be maintained by SPS. Did anyone clarify this with SP?

I previously went to ask about the maintenance, as it was one of my concern too though Semi - D is off limits.
Because, at the end of the day, it is SEH residents who are bearing the cost of the Parc and all the surrounding grenery and facilities.
So, feels unfair to be able to be accessed by public. Then, the guy said, they cant fence up the area - so, it will be open to public. But, maintenace wise, SPS SEH Management COmmitte will take care - MPKJ will take care of the roads, drainage and sewerage (dunno if IWK or other contractor since Selangor govt.). Yeah, the front portion of the WC will be converted to badminton courts, and some will be used as hall. The portion where SPS is using as office now remains to be seen on what MPKJ wants do to with it.

However, according to SPS - they will be contracted to do any extension or modification - so, design wise should be good lo.

Bro Sam, I am sure the landscape is maintained by SPS - I already check with them a few times. I am unsure of the Parc facilities, but the landscaping will be maintained by SPS DMC. Perhaps, in future, DSL buyers may foot some of the maintenance cost.

Bro Doom2,

650K is really steep. 600K may do the trick now that DIBS is no longer an option.
Hopefully, it is not too steep - deprive some genuine buyers the opportunity to own a prop.

Yeah, thats what i understood too - all houses the cabling are underground - dont know how this is more eco (suitable for eco concept) - perhaps limiting you from other extension; hopefully they put enough thought into the future expansion, as if we want to install cctv - will have to go wireless and I presume, we wont have 4G coverage anytime soon in that area.

Bro treehill, when they open for booking, if you see in the master plan, some areas have been cordoned off - according to SA, the direction was to cut it in a way that it wont be inconveniencing the selection - so, am assuming, this parcel of land will be only opened to associates. Public can only bid for the 22x75 moving forward. There is a superlink on the other side of the development - m still unsure how this is going to pan out. There is one hanging bridge - incomplete in Lekas near Bangi and the other side is still due for clearing.

Oh okay, now am confused too. I was under the impression that plot 3 will be 22x75 and yet to be named - and I thought this was the plot reserved for associates.
