The Yuk Tung Group is launching The Centrina Service Apartment at Central Residence in the bustling Suria Sungai Besi area. Convenience and accessibility is a big sell for this freehold development.

Central Residence, an integrated development that is a fresh addition to one of the cosy nooks in Sungai Besi. The freehold Central Residence will be home to Central SOHO, The Court Service Apartment, The Centrina Service Apartment, and Central Shop Office.

The developer, Yuk Tung, has fully sold out its first and second phases, which are Central Soho & The Court Service Apartment. Phase One comprises Central SOHO and Central Shop Office. Central SOHO’s 526 units are from 565 sq ft to 876 sq ft 526 units. Central Shop Offices stand at three levels high and there are only 10 units ranging from 3,500 sq ft to 4,800 sq ft. Phase Two saw the launch of The Court Service Apartment, with 365 units that range from 845 sq ft to 1,122 sq ft.

This will be a Green Building Index (GBI) compliant building that adheres to the stringent assessment criteria that encompasses energy efficiency, indoor environmental quality, sustainable site planning and management, material resources, water efficiency and innovation.

Now, the development is releasing its third Phase – The Centrina Service Apartment. These homes are located at Suria Sg. Besi, Kuala Lumpur City Centre, within a dynamic enclave that is peppered by thriving businesses and a lively nightlife. When you choose to invest in The Centrina Service Apartment, you will be saying hello to a seamless grid of connectivity. The development is close to highways such as the Kuala Lumpur-Seremban Highway, Sg Besi Highway (Besraya), and New Pantai Expressway (NPE), among other slightly further options including Shah Alam Highway (KESAS), Middle Ring Road 2 (MRR2), Lebuhraya Bukit Jalil, East-West Link Highway and Jalan Tun Razak.

With this enviable accessibility, it will be a breeze for residents to get to destinations such as the Kuala Lumpur International Airport and Sepang International Circuit, which are only 20 minutes away. Plus, shopping haven such as Pavilion KL, Starhill Gallery, Lot 10, Sungei Wang Plaza, Suria KLCC, Berjaya Times Square and Fahrenheit 88 are just a short 15 minutes away.

The development also boasts a wide selection of public transportation. Here’s a quick look.
Transit Stations – Sungai Besi LRT Station (2.2km away), Bukit Jalil LRT Station (2.9km away), Salak Selatan KTM (2.3km away), and Terminal Bersepadu Selatan (TBS Transportation Hub) houses - Star LRT, KTM, and even the KLIA Transit.

Shuttle Bus Service – This is provided exclusively to the The Centrina’s residents, and the bus plies a route that includes Terminal Bersepadu Selatan (Transportation Hub) which also serves the KL-KLIA (Kuala Lumpur International Airport) and brings residents to various hot spots in the Golden Triangle, all for a very low nominal fee.

The Centrina Service Apartment will take up 4.16 acres of land, with an estimated gross development value (GDV) of RM118 million. Residents at The Centrina Service Apartment will be accorded two car park bays, more than 10-foot ceiling height, and quality furnishings. Green living is also achieved with the availability of shutter bus services, which is a great travel option for residents.

The comprehensive luxury condominium facilities at The Centrina Service Apartment include:
Sky lounge
Swimming pool
Sky gymnasium
Sauna
Surau
Rooftop business centre rooms
Meeting rooms
Multi-function room / badminton court
Indoor game room / music room (complete with musical instruments)
Amphitheater
Roof garden
Rooftop garden
Green pocket garden
Barbeque area

Just like the development’s previous phases, all blocks of Central Residence share similar design characteristics and yet they are unique in their own ways. It is no wonder that the Central Residence master development has won six awards from the Asia Pacific International Property Awards for its Central SOHO, The Court Service Apartment and Central Shop Office.

There are five types of well laid out units with a choice of two to three bedrooms. These 168 units are ideally suited for young professionals and investors. The built-up sizes vary between 782 sq ft and 1,132 sq ft and are broken to the following:
Type A: 1,121 sq ft
Type H: 782 sq ft
Type J: 880 sq ft
Type K: 1,122 sq ft
Type L: 1,132 sq ft

The price for The Centrina Service Apartment starts from RM544,300 and this phase is scheduled for completion in 2016.

The developer will be absorbing the Sales and Purchase Agreement (SPA) fees, stamping of SPA, and disbursement fees. This early bird promotion also includes furnishings such as kitchen cabinet with hob and hood, air-conditioning units, instant water heater unit with shower rose, plaster ceiling, intercom unit and door bell. As for Bumiputera purchasers, they will be entitled to a 5% discount.

The Centrina Service Apartment will be launched at the end of November 2013. For more details, call 03-2053 1988 or visit www.yuktung.com.my.

Other than accident and cemetery, don't forget the slow progress and odd shaped land on a previous abandoned project. Buyers better think twice
*
So, if u guys think, there is worry on the slow build up of Central, I am more worry.

But the build up slow may be over, as most of time was spent digging that big hole for underground parking.
That is why some condo developments minus basement parking sand go for high tier parking and complete faster.

Central Residence got few basements parking and so, the time spent for this part of engineering takes up a lot time.
Once that super concrete stage of basement and main G floor is done, I think, it will be quite fast moving upwards.

remind you not only about the cemetery, also entrance for that place always have a lot of accident.

There are good and weakness of any development.
The cemetery may pose some negative comments, and invite positive comments.
These are the risk management.

The developer must push positive news out to market and make CR the premium address. The developer must ensure quality management.

I stay somewhere there, the location is superb for me. The jam during peak hour is considered good conmpared to other areas like damansara, Cheras, Shah Alam. The best thing is the close proximity to TBS.

Not sure the developer quality though...

Nian Pin,

This is freehold with commercial title right?
Means higher utility bill n assessments?
How much will be the maintenance fees?

Thanks.
*
Yes but the court and centrina utility bill is residential rate cuz it is under HDA, once construction finished, the developer will convert it to residential. The maintenance fee is RM0.25 psf.

The progress previously was slow due to the 2nd contractor problem in delaying the payment for subcon. Now main contractor Gaya pay directly to subcontractors and the payment is fast. So the progression is fast now. =))

This is good news! Hope 3 phases can complete on time smile.gif

Both CR and The Leafz adapted Green Building Index accreditation. The whole concept, offers, facilities and attractions are quite similar. Anyway, The Leafz already sold out.
