Hey, I think you will be issued a slip stating that your S-Pass has been issued and can be collected on a certain date.  Apparently if you show the slip to the immigration officers, they'd know that you no longer need the white card in the future. Hence, you'd be permitted to travel in and out of Sing using that slip and passport alone during the period of time before the collection. 

I stayed in Sing until I got my EP before heading back to Malaysia so I cannot attest to this. However, this was a personal experience of a friend so maybe it is indeed like that.

When renting a room in SG...normally this is how it goes...1 year contract..1+1 month rental. 1 month advance room rental + 1 month deposit. Normally will have an agreement of min duration of stay eg. 3 months. This means that if you do decide to stop renting within the first 3 months, you will lose your deposit too. Then termination notice is 1 month. Again you will lose your deposit if you dont give a min 1 month advance notice. Then finally when it comes to the final month's room rental most of the owner will take it from the deposit otherwise he or she will have to return you the FULL deposit amount provided you don't destroy/break anything in the room.
