Rumah non bumi lot. Facing north. 20x72. BU 1921sqf. Developer Sime Darby. Depan rumah takde rumah org. Extra parking space.

Sesiapa berminat boleh pm saya utk detail.

hi i got the interest advice from ioi. Anyone one having the similar situation? Should I call the them directly or liaise with lawyer?

Is it regarding the interest on late payment of progress claim to IOI? If yes, maybe u need to consult the lawyer on this

The overdue for Structure framework + Door, Window framework. So I guess this is the one u mentioned. Do u got the same letter from IOI?

Are you buying Terresse unit? Mine is highrise Almyra, my do not have this issue because bank disburse the money to IOI before payment due date, I think your case is bank disburse the money after due date therefor got interest on late payment.

Need to consult ur lawyer for the solution

Ya it is Terresse unit. why they did this thing when the delay is not at my end.

Write an email to developer and cc to lawyer, ask for a waiver if the delay is not due to your side. Don't forget to put a chronology of event (if you've record it from the beginning). I'm planning to do that.

I got the letter as well today the delay is obviously not from my side. even the lawyer said the delay is from the developer, late to release the land title. And my bank also late to disburse the loan. End up i have to pay the interest. I'm calling the lawyer tomorrow and see what they say.

I think they offered (a) differed payment scheme over 18 months up to 30% in 3 equal payments (b) For 7% bumi discount can be contra as a part payment via credit note. For non-bumi I think the rebate is around RM20,000.00 (to be confirmed OK) (c ) Exisiting buyer under IOI Properties enjoyed additional RM5,000 via IOI Previlege Card & (d) SPA Legal Fees absorved by IOI
