After ccc only build perimeyer fencing n guardhouse? Y can't do it before ccc?

For investment or own stay bro? With this price don't expect it to be near kl, but accessibility is good near interchange for kl seremban hway

I thought this is the norm for individual-titled homes. The same thing is happening in Rimbayu. Their homes get CCC without the perimeter fencing and guardhouse initially but developer (IJM) help residents set up RA and apply for fencing and guardhouse at local council. Once approved, IJM constructs it and provide free security for the first year.

I believe for individual-titled homes, can only submit development order (DO or KM in Malay) to local councils without perimeter fencing and guardhouse in the plans. I think so la anyway.

Albury project at Lenggeng by UMLand is individual title and G&G. Single storey will be vp on this june 17 but they have build earlier.

It depends on d roi u r looking for. Can't get much rental from this area but middle income families will like this area

Did UM Land get the buyers to sign on a consent form while signing the S&P with respect to building the guardhouse and the fence? If not during the S&P signing, any such consent form signed before the guardhouse / fence was constructed?

Instead I guess it could be the restrictions set be the respective local authority ie whether to allow it to be build before or after the houses are handed over.

Yes, we did signed the form regards the G&G facilities during S&P. It's from Majlis Perbandaran Nilai if not mistaken.

I think it depends on how the local authority wants to enforce the rule. Setia Ecohill by SP Setia in also sign the consent form during S&P signing and fence was built together with the house. Bandar Rimbayu by IJM Land the fence was only set up after house was ready but the S2 project in Seremban 2 by IJM Land everything was done together with houses.

Quite ok this project, easy access to highway also n tesco is nearby, current commercial shops in bsp, in future there will be shops in bpb also

If buyer wants to move in within 3 months of ccc n fng not ready then they will not feel safe.

Gated & Guarded - nice guard house and tight security check with concrete wall surrounding, managed by developer.
Fence & Guarded - security guard with simple fence surrounding, managed by residents association.

individual title - can alter external/internal view of own house. Street and surrounding are public area.
strata title - cannot alter external view of own house. Taman view, street and surrounding are protected under strata title act.

can someone tell which area is better?

bandar puteri bangi or kajang parc in term of investment??

i heard that kajang parc have condo 1000 sf for 300k only..
palmyra is around 400k...

Kajang more strategic......nearer to KL and many access to highway...

However......

Quite high density area....poor road planning and small road... due to older town....

For own stay in the future i suggest bangi area....
