There are 9 units of shop lot (Tenun) behind Shell petrol station in AI. I remember seeing 99 mini mart, laundry shop, hardware/paint shop, restaurants....

If u drive from Shell petrol station towards the "back entrance" of AI (no need pay toll), can reach some shop lots within 5-10 mins. There is a Econsave nearby too.

Of course AI better deal. Although BU not much different, but u get larger land, 1 extra bathroom, freehold.

Long car porch shall make front of the house spacious, good mah... If covered area too short for liking, just do a bit extension lah.

For the same price n BU, surely will choose unit with larger land. Shall have option to do extension when require later. Having said that, unit layout is important too.

This price can barely get 20x70 at elmina or rimbayu. Great value this AI.

Looking at the sales chart, I suspect there are a few bumi units already booked internally before launching to public.

I believe I&P unwilling to price psfBU below $300 nowadays or anytime in the future, hence the smaller size. Affordability is a real issue now, which is also putting subsale price pressure on the larger units.

Premium due to different facing.

In this case, 759k for most favourable (facing south + playground), 709k for least favourable (facing west without playground). Some units got a little bit discount although in the same row due to facing t-junction.
