Hi guys. Went to see pentas subsale today. Quite interested in it. Can anyone give some feedback regarding the pros and cons of this place? Things like traffic/jam during rush hour to and from kl, food, safety, house quality, air quality, Internet etc. Read there's some piping and water leakage issue. Also break in! This is some serious stuff! The Longkang area and back facing bukit area also look easily accessible. Safety seems to be a main issue. How to make it gated & guarded? Also about the nearby industrial area affecting air quality. Appreciate your help.

Yeah, saw the houses there but quality doesn't look as good. Size also smaller.

2. Low density development - I&P Alam Impian is one of the lowest density township that you can find at the moment. with it's large built-up and lot size, yet they don't squeeze many units into the parcel of development. This definitely a plus point.
3. Accessibility - Very much depend on your activities area. Situated along few major highways and minutes from Shah Alam town centre, also with several matured neighbouring townships e.g. Kota Kemuning, Bandar Botanic, etc, coming to AI and going to Sunway, PJ, Klang, Shah Alam, Port Klang and KL can say no issue at all.
4. Traffic Jams - Referring to point 2 & 3, and a little bit more study into the township planning, each phases with its own single entrance/exit, then connect to medium road before connect to main road, also using roundabout instead of cross junction, I personally don't see traffic jam issue (at least at the near future). Compared to USJ for example, do calculate you need to go through how many traffic lights and how many cross junctions before you can reach to main highways. If travelling to KL is your frequent route and you do not want to stuck in traffic jam, then you need to look for KL city center development. So far I yet to see any landed development at greater Klang Valley area that do not face traffic jam issue to KL city center.
5. House build quality - I&P has good track record for its build quality. Particularly for Alam Impian, they usually deliver more than what they stated in the SnP. All of all, I personally have no complaints not he build quality, except if I really want to pick bones in the egg, there might be some.

Here's the cons:
1. Air quality - at specific time the nearby factory will release some smell, but at the moment I only come across at specific time, around in the afternoon. Most of the time air quality is OK at Pentas area.
2. Safety - I think it is common to all new townships where the occupancy rate is still low, that house break-in do occurs. Knowing on the seriousness, all residents at all phases are working to establish F&G. Thus you can see Canting and Nukilan 1, 2 already undergoing F&G. With the single entry point to each phases, F&G can be conveniently established. Particularly for Pentas, we are working with developer for the F&G.
3. Internet - No Streamyx or UNIFI yet for Pentas, but older phases like Tinta, Ukiran, Nukilan and Canting already have internet service.
4. Commercial - Currently this is a major drawback for this township. As of Mar '14, total of 1524 houses has been built or currently under construction, but only with pathetically 7 units of shop lots. But worry not, commercial will sure kick in, only the matter of time.

Above is the short summary on my personal view. Of course some may agree some may not. It might serve as a reference to your purchase decision but definitely not by any mean to dictate your decision to purchase. Hope it helps.

Excellent overview boss. Thanks. Appreciate it. True I like it mainly for the size and design ( very squarish if u know what I mean). And also the quality. The only concern I have is because have to travel to midvalley which I roughly estimates requires min 1.30 hours during rush hours. That means 3 hours of traveling everyday! The security concern I know can be minimized once f&g is up but pentas area do have lotsa easy entrance so have to make sure properly fence up whole area.

Also heard there's land sinking in the area. Any idea which part exactly?

New Pentas 4 aka Pentas 5 build up and lay out are same as Pentas 4 (current on going) phase. However, due to most of their land size bigger and less intermediate units. IMHO, launching price might be same as Pentas 4 or higher. No way, InP will released with lower price. Nevertheless, their will launch as completed unit and ready to move in status.

Corner unit: 1,4,5,11,12,17,18,24,25,28

Inter: 2,3,6,7,8,9,10,13,16,19,20,21,23,26,27

End Lot: 14,15

Additional remarks: remember that many units are facing North (current Pentas 4's field) which will cost 20K more for all those units.

Time to force InP to implement GnF rather just seating here to post comment for those residence at Pentas 1 2 and 3 if you all are concern about the safety and security issues.

Yes, officially is one entrance. But i've drove around the area, there's many places that can be entered from outside due to not gng/fng ie the longkand area end of it, there's place to enter, another place is via the hills/high land and the padang side of the current construction going on. All these are easy access for robbers to move in and out without the security even realizing.
