SP Setia compete their master plan, it will be so cheap? The cluster is semi-D. As I’ve said the commercials are coming — you can see the construction now.

1.3m is published price. HOC means 10% discount by developer, and other goodies. Below 1M can get terrace. I don’t think Alam Impian ever sold any semi D below 1M by developer. The current price doesn’t take into account the future development. At least not yet.

SP is serious about Alam Impian. That’s the only tip I can give you. As SP adds more commercial, the overall pricing of the township will increase as it becomes more vibrant. Of course SP also want to sell houses at a higher price maaaaaaa. 

Anyway I have no doubt SP will be able to sell.

The land is landlocked by toll hence there will be problem for them to open up commercial and expect the surrounding to flock there

Not sure if SP Setia is serious about Alam Impian as their other projects like Alam Sari Bangi and EcoHill already completed their non toll access roads, launched more new properties, club houses and even completed a big shopping mall

You guys feel a place like Desapark "opens up" the commercial and people flock there. That is accurate. My friend stays in DSP and can see waterfront is packed every single day, and she can't even enjoy it - no parking. Can't ask friends to come hang with her.

So, I agree with your view, I wouldn't want my township to be filled with outsiders, I want it to be exclusive. You not willing to pay the RM0.90 toll? Don't want to come here? Great, stay away.

EDIT: Put it this way, if my neighbour is complaining about the RM0.90, go stay somewhere else. If you have no qualms paying that toll every time to enter/exit, it kind of excludes certain class of people, if you get what I mean. Not that you can't afford it, but your mindset.

Yes Alam Impian is good for someone that searching for peaceful living

But dont expect good commercial facility coming in as business will be quite hesitant to invest in due to small capture area

It remind me of BSP last time when they only have tolled ELITE and SKVE as outlet .. the town is dead with poor commercial activities
The two highway exit is chocked as ppl need to get out from the area for commercial areas

It only changed when 257, Rimbayu opening up behind them and provide free access road to Kota Kemuning

I hope SP Setia emulate their other project in investing in free linked road. They invest millions in EcoHill highway to improve the town connectivity with Semenyih town and neighbouring Majestic

For Alam Sari they invested millions in building access roads to Bangi Avenue and Serene Heights to provide better connectivity

SP Setia should start invest also in direct link to Seksyen 17 and 18 over the Klang river via Persiaran Raja Muda to give them access to Shah Alam town before building more houses or commercial
