Lets forget about the investment perspective of this project, forget about ROIs, yields, appreciation or whatsoever. Lets talk about how lively it will be after VP. I am one of the lucky owner who managed to secure a DSL with a good unit number. The whole experience from the start of received SMS to the end of unit selection was good. Although a bit misunderstanding over stay overnight/ not to stay overnight matter, SP Setia staff did keep apologized and said sorry about the imperfect of the arrangement, as well as insufficient of the prepared foods. All staff are very well trained to assist us. I personally salute them for being able to handle the stress during this chaotic process. I have never heard they raised their voice, and whatever we asked, although it was repeating questions, they did answer with a very good manner, and professionally.I dunno Semenyih is good or potential or not.

As from two days spent in the Welcome Center, i can see most of the buyers are for own stay, due to its affordability. They came with the family members, discussed about the unit, of koko take which room, che che take which room, etc. It was a pleasant experience to hear all these conversation, and you know they will be my neighbours after VP. I hardly heard the conversation of how much i can make lah, how much i can sell lah etc. I did see quite a few of speculators/ flippers/ agents were filtered out due to the sudden SMS mechanism. Quite a lot of them only managed to secure waiting list. Off course, the situation of 1 person came with 10 ICs was not even happening at Setia Eco Hill. Quite a lot of the buyer are actually locals, who want to move away from Kajang due to the congestions. And look forward teh serenity of Setia Eco Hill.
After the unit selection process, a lot of the buyers who already picked their unit did visit the show unit again with smiling face. I saw Malays, Indians and Chinese among the buyers, probably due to its affordability and i can see their kids are smiling too. God blessed, they managed to get a landed home within their affordability, and a project with very low percentage of flipper/ speculators among the buyers.
When i was leaving, the guard asked, "Are you happy sir?" I answered, Yes.
Setia Eco Hill is all about the living in a well planned township, within the affordability range. It may be a bit overpriced, may be. It may be some uncertainties ahead after Tan Sri leave SP Setia, but from 2 days spent in the center, what i can see are the home seeker that are looking for a HOME, not an investment commodity. And it was my best HOME buying experience even though i may not make any money from Setia Eco Hill.
Sorry about the long reply here, just feel like correct some negative sentiments about the project in LYN.
