Lets forget about the investment perspective of this project, forget about ROIs, yields, appreciation or whatsoever. Lets talk about how lively it will be after VP. I am one of the lucky owner who managed to secure a DSL with a good unit number. The whole experience from the start of received SMS to the end of unit selection was good. Although a bit misunderstanding over stay overnight/ not to stay overnight matter, SP Setia staff did keep apologized and said sorry about the imperfect of the arrangement, as well as insufficient of the prepared foods. All staff are very well trained to assist us. I personally salute them for being able to handle the stress during this chaotic process. I have never heard they raised their voice, and whatever we asked, although it was repeating questions, they did answer with a very good manner, and professionally.

As from two days spent in the Welcome Center, i can see most of the buyers are for own stay, due to its affordability. They came with the family members, discussed about the unit, of koko take which room, che che take which room, etc. It was a pleasant experience to hear all these conversation, and you know they will be my neighbours after VP. I hardly heard the conversation of how much i can make lah, how much i can sell lah etc. I did see quite a few of speculators/ flippers/ agents were filtered out due to the sudden SMS mechanism. Quite a lot of them only managed to secure waiting list. Off course, the situation of 1 person came with 10 ICs was not even happening at Setia Eco Hill. Quite a lot of the buyer are actually locals, who want to move away from Kajang due to the congestions. And look forward teh serenity of Setia Eco Hill.

After the unit selection process, a lot of the buyers who already picked their unit did visit the show unit again with smiling face. I saw Malays, Indians and Chinese among the buyers, probably due to its affordability and i can see their kids are smiling too. God blessed, they managed to get a landed home within their affordability, and a project with very low percentage of flipper/ speculators among the buyers.

When i was leaving, the guard asked, "Are you happy sir?" I answered, Yes.

Setia Eco Hill is all about the living in a well planned township, within the affordability range. It may be a bit overpriced, may be. It may be some uncertainties ahead after Tan Sri leave SP Setia, but from 2 days spent in the center, what i can see are the home seeker that are looking for a HOME, not an investment commodity. And it was my best HOME buying experience even though i may not make any money from Setia Eco Hill.

Sorry about the long reply here, just feel like correct some negative sentiments about the project in LYN.

4. Shuttle/ MPV for those park their cars further away. It is a return trip. Obviously the shuttle/ bus is not as per mentioned in other thread to bring in investor bus load of investor.
5. Unit selection screen 1 number by another number.
6. Blue carpet for DSL, red carpet for the VIPs purchaser of SD, Bunglow etc.

Some phases such as DSL- Aqualitilis was planned to be launched at later phase, however, due to insufficient unit to sell, they opened this lot for sale during this launch, according to the SA. But at RM528k, and larger build up size of 1820sqft. Total DSL open for sale are 400 units including Aquatilis.

Setia Eco Hill 2. I saw the land lot is beneath Eco Garden if not
mistaken during the briefing slide.

I put myself into the shoe of a potential buyer, if I really wanna buy it for own, since the price is well fair compare to any other new landeds, I would do all my best to skip my work and try to secure a unit for future home.

If I am buying it for investment, I very hopeful to get one but I will put myself off if I needed to go NOW when the SMS arrives at wee hour or early morning.

Totally agree. I saw quite a lot speculators are actually only had the waiting list number, which quite a different from other property lauches which genuine home buyer are usually left with dust.

I suprise too see not many buyer asking about DIBS term and I found out, most of them are either dont know such term bcz they are just genuine home buyer without much knowledge in property investment or just doesnt care bcz the unit is just for their own stay. Great to see this.

I certainly agree that if too many empty units, it would not be good that's why in my opinion SPS did a surprise launch for those who is desperate enough to take leave (and most of them did for those I spoke with) and stayed for the entire session. Most of them that I spoke to wanted for own stay and/or 50/50 not sure yet, seldom purely for investment purpose.

And to be fair to SPS, if they wanted to advertise EcoHill, they could have announced the launching sooner and they sure can get people to camp overnight (or days before) for it thus creating the news about long queue, thousands of people camping there and etc. There were 25000 registered interest, just imagine quarter of it turned out, it would be havoc for the launch for both the interested parties as well for the staff. IMO, I think they did a good job overall launching this phase of the project except needing the purchaser to stay until later night 9pm something regardless of the reasoning.

Not a waste of time for me though as I get to make a few friends there talking about investment as well as the project.  nod.gif

And the great thing is, the SA did announced over the louddpeaker that :" The selection system is fair! Even Tan Sri also need to ballot." Good job SPS.

Atleast those q infront or after me are those need emergency leave from their boss to buy an an affordable home. May be investors are there too, but with minimal amount of flipper at least

Well, he may want to experience what the general buyer is experiencing with his fresh graduate salary, and the process will definitely shape him to be a good developer in the future by going through this process. Anyhow, it is all other ppl personal and private matters, which are not suitable to be discussed in LYN.

I picked nearer to the park and guard house. For a lil bit more security. I noticed the ceiling height of of master bed room is exceptionally heigh compare to other rooms and attached bath room. Or am I wrong?

There are both pros and cons in the process which SPS adopted for the launch of SEH. But, having said that, I personally felt that the process was somewhat executed well though there will be flaws in certain areas.
When we received the SMS at 6.45 AM, I rushed to the WC with my cheque book and authorisation letter thinking that we may be allowed to place booking for 2 units (parents wanted one but they had medical checkup and left to hospital before the blast SMS was received).
Upon arrival at 7.45 AM; Yes, I was one of the driver who sped once the traffic light turned green and ran to the queuing area to ensure I am not too far behind.

While queuing for a number, I was warmly welcomed by SPS staff and instructions were given in which I realised, I am only entitled to one unit. Once I got seated and was given number 26, we were told slightly later that, once you have a number, an unit is secured but unit selection will be done once the queue number is given out in full. This is where the chaos started because we were told that we will have to stay overnight for unit selection - however, this was based on the assumption that they would not be getting the full turn out for the launch and hence, to keep the situation calm later when the latecomers come in to find out that there are limited Q numbers or the numbers have been given out.
The rest has been deliberated by the rest over and over again so; let’s not go into details now. Once the barcode was given, we were given adequate briefing in which the unit min price was told so that we can roughly gauge the eligibility and which unit we would like to go for. As Merrum being priced at RM996k and RM1m (still subset of RM800k onwards and RM930k units, buyers were disappointed hence some questioning) but soon calmed down and they were all concentrating on whats to happen after the briefing.

Pros and Cons:
Pros:
1) The blast SMS early in the morning gave opportunity for local residents neighbouring SEH a genuine / realistic chance of owning a unit in SEH. The SMS could have been done slightly earlier or later, but all in all it was a judgement call made by SPS and it certainly gave equal opportunity to all to queue for a unit.
2) The SPS staff did a great job in organising the crowd, queue, registration and the unit selection was at such ease due to ample preparation on the queue day.
3) Upon receiving the Barcode, prospective buyers were allowed to roam around the WC and show houses to select options of units that are to be ranked for unit selection tomorrow. This gave ample opportunity for buyers to get to know their prospective neighbours, reassess their options – to me, this was one of the critical factor to stay on with my choice, knowing whom I am gonna be sharing the village with.
4) The SPS staff improvised over time as the crowd remained pleasant despite some commotion and communicated much in sync as the day came to a close – some staff were nice to actually convey the almost accurate plan for the rest of the day despite all the red flags. Staffs went out of their comfort zone to ensure that customers are well treated while we were there.

And special mention has to go to the young sales chap, Michael for his outstanding service to all customers from all age group – having to repeat the same answers and having to face the wrath due slight unprofessionalism displayed by other SA, he took it all on his chin and continued to serve his customers with such passion; such a wonderful display of dedication to his job.

Cons:
1) The SPS staffs, not all of them were well briefed about the process causing variation in speech / message delivered creating confusion and agitation among prospective buyers. Nevertheless, they improvised overtime.
2) Some SPS SA did treat us like dirt as if we were there to get a house on FOC. Ignorance was bliss in these cases.
3) They asked all of us to stay back and continued to reiterate that it was to protect their reputation in the event that a mishap occurs was pure BS – they just wanted to hype the project and also ensure that all food orders had sufficient takers so that it won’t go to waste, esp. dinner and supper as crowds that did not get the number begun to disperse.

Summary:
I met few wonderful couples investing for a brighter future in SEH, mainly for security purposes, buyers from City such as Subang moving over for the tranquility and peace of the location. People with great insights assisting the undecided buyers to firm up their decision and the pleasure of meeting all the future neighbours. It is poised to be a great neighbourhood.
However, some are pure investors – even if they claim that they are not. But some Semenyih residents aren’t aware of what’s happening in their vicinity and came only after the crowd build up – to find out about the project and be disappointed with the failure to own one as DSL started at RM408k – to me, affordable.
Lastly, my decision was affirmed upon finding out that Tiara South 2 ½ Storey Link house with some water and led gimmick in the back lane of the house was going for RM940K. To me, a worthy buy. To those who missed out, 2nd phase for investment is good as you won’t need such strong holding power in comparison to phase 1.

During the queuing process for sequence number or before receive the barcode, non of the SAs released any financing or selling price package until you went in for briefing batch by batch. Indirectly, this mechanism helps to drive away some flipper/ speculator too.
