I m keen on A1 as the living room is spacious. A2 design is not practical in my opinion as guest room is next to main entrance, which make living room look smaller.
To me, some important factor in buying semi dee is the house need to have spacious living room, bigger room size especially master bedroom, good air ventilation, master bed divan has to face EAST direction, house facing south or east to enjoy morning sun (must avoid evening sun).
If u look at the 2 show units of merrum, type A1 is very stuffy n hot especially during 3pm onwards even with strong air conditioned whereas type B1 is very cooling. This is because the unit is facing morning sun. If a person buying intermediate terrace then this may not be the main factor as sun light does not enter from side way. However, the side way of semi dee are all windows n it will be extremely hot despite installing curtain to block it.
I m going for unit facing south east n hope to get 1.
Great to hear that. In terms of layour, comparing SEH and MKH (Sentosa Heights 2.5 Story SD) - the MKH layout was much nicer, in terms of airiness, but sadly, the price has shot up from RM800k to RM1.2m in space of 3 years since its launch in 2009. But, the drawback is that that prop is sitting on a leasehold land. The house is nice but no township to go with.
Also, I personally think the layout design for SD Merrum in SEH has compromised alot on space and air ventilation for the modern looks. Thus, in my view, B1 had the best air ventilation and layout for my liking hence my target on Merrum B1 corner.
I had same thoughts like you but when i came to realise that there are only 2 corner for B1, the directions went right out of the equation. Cant get the best of all. So, lets hope we both get one! I am probably going to put all my eggs into one basket and see if i could hit one.
