I picked nearer to the park and guard house. For a lil bit more security. I noticed the ceiling height of of master bed room is exceptionally heigh compare to other rooms and attached bath room. Or am I wrong?
*
Could be higher ceiling in ground floor living hall, and that elevated mbr. You might need a few more steps staircase to reach mbr.

Ok now that the dusts have settled, I am going to make some assessments on how I thought the eco hills launch process had been conducted. The reason I am writing this is because I hope spsetia will read this and improve themselves next round
*
+1

They admitted their faults on Friday night. Despite the lady (emcee on Friday) has conducted many launch in Setia Alam before, the strategy mistake is a good lesson learn as SPS never have such a huge launch before. Anyway, the unit selection on second day was quite pleasant, maybe part of the reason was the cold and fresh air in the morning and nice breakfast.

it is interesting why raikkonen and natman said lucento nice, cause i kept looking at the design and a bit worried.
Wet kitchen and master room is so small!
*
You still have a yard to backup the wet kitchen.

it is interesting that you all said there are more investors than genuine home buyers.
I'm first time buyer and may be bad in differentiating one another.
For me it seems most are home buyers, especially those who came with family. Those I spoke with, some are buyers and some are investors.

Anyway, time will tell if they are really genuine buyers or investors.
*
I saw a family, father bought 1, mother bought 1 and young son bought 1.

I think own stay and investment is 50:50. At least the semi-d bosses this thread are mainly for investment.

Generally, a good Feng Sui house is toilet is place after living and dining room. This means that you eat rice and shit. If it is the other way round, it is like you eat "poop" and shit "rice" when toilet is before dining area. Trust me, a lot of Chinese are very pantang this one especially old people.
*
Would make it better if turn the toilet to be a storeroom? Or just enter the house from the back.

Feng Shui topic always interesting. One of the worst Feng Shui is the toilet of MBR is right above the living hall entrance. Whoever passes by will have bad luck. SPS always avoid that but it's a very common design in other developments.

The differential sum between the loan sum and the balance purchase price must be paid before the financier's solicitors advise the financier to disburse the loan sum to the developer in accordance with the progressive billing issued by the developer.

I guess your part time must be a solicitor (full time job is in LYN)

Hi guys,

I only manage to buy end lot unit at Palida 1 facing main road. Additional 5K was needed for all unÍts facing the main road meaning no houses in the front.

Can anybody advise me or knows the actual width size of road which will be build ?

Just curious. Thanks...
*
Should be 50ft + 5ft measure from the gate. Do you aware the main road will become very busy one day?

Leng Lui package :

No lock in.
-2.45
90% + 5% MRTA
Flexi (Not sure full or semi, bit confused)
No withdrawal fee
DIBS
MRTA optional

Do i missed out anything? haha
Not sure if this is good compared to other bank. Still hunting for someone to give me -2.5 hahaha
*
It's semi-flexi. I bet no other banks could give -2.5 if RHB couldn't give.

This is confirm. If SPA got 2 name, then loan has to be joint borrowing.
Because, bank logic is simple, the property considered owned by 2 person according to SPA.
So, when one borrower default, they can hunt the other as in both to recover, but if only 1 borrowing, then how to chase the other.
HLBB confirmed this. So, i didnt put another name in SPA.
*
Not necessary. At least the banks i dealt before didn't require joint borrowing.
