Location seems okay. Very near to MRR2 & DUKE highway.

Do the have a swimming pool? Can't find from their facility list.

Not quite familiar with this area. How is the surroundings? Went there one time, looks quite like a undeveloped area.

Think is before OTK but after the gombak pasar. Next to gombak pasar also hv another project but only for bumi. If not wrong, this project is surrounded by those still, paint and mechanic shop, food stalls.

For me is a new packaging for low cost. If the location posted by the agent is right, then think this is the jv with dbkl.

Rental target I doubt as the nearby Idaman sutera are now conquer by negro and middle eastern which most of the family (especially Chinese) move out.

Aiyo..no matter how, now all r crazy on property, no matter how bad (or good) the project shre will habis sapu. tongue.gif

The maintenance fee of RM0.40psf is scary. shocking.gif

No swimming pool, only wading pool for kids to play.

Surroundings look so so only, although very near to 2 highways. RM550psf seems a bit overpriced.

Seems no rebate on downpayment, coz it's not mentioned anywhere in the agent posts. No DIBS also.

Buy for own stay too small, buy for investment hard to enter. hmm.gif

May I know how many lifts the building has?

At least 1800 per Month with maintenance fees. Don't think the rental can reach 1800 for 500sq ft unit.

The whole Jalan Gombak will be transforming as it is a location earmarked for redevelopmentssssssssssssssssss. Count the number os "s" means more new projects coming...

Problem is entire area turn into Pak Hitam & Pak Arab territory's, just look at Idaman Sutera & Idaman Putera, total "Dark Scene", hopefully not another Venice Hill Condo in the making...lol

I think Gombak 126, MH Platinum & KL Traders Square will end up the same.

Passed by just now at around 9pm. Only 1 unit with light on. The rest total darkness. Wow must be brave to stay there all alone. Looks really like an abandon building if you go nearer.

Good location. I dont know why nobody is selling or renting out? Or got rich investor tapau all units and go MIA now?

Well, why here and not KL Trader Square?

Gombak 126 smaller size and much less facilities.
If rental is at the same rate, KLTS will be a much better choice to stay.
Unless is very big difference in rental rate (much cheaper here), then justify the decision.

Yup, we hv been contemplating between KLTS and 126 atm. More or less the same in terms of rental rate, with pro and cons factors between the two

126 Gombak
- Low dense, similar to my current condo in Ampang atm.. and we prefer living in smaller community cause based on our own previous experience, less people means less wear tear to facilities, less communal issues, not crowded ( heard KLTS got issue with hostel students n foreigners flocking in), security wise etc

- Not a fan of high rise unit since we are a bit afraid of too high position, all KLTS units rented out level 20 and above

- better in terms of location wise, walking distance from clinic, Malay food stalls, pasar ( will help us a lot in reducing our living cost!) and since I got three small kids, I prefer safer distance to these amenities

- only few commercial unit within the same building, and none of them are eateries instead only offices... Plus side for me since I used to live above condo with mamak, restaurants and whatnot and soo many Germany cockroaches which I loathe a lot!

- prefer condo with occupiers alrdy settled down, compared to KLTS which will see many new residents coming in since the building just VP recently. Contractors coming in will mean compromising on security issue and so forth
