 buying subsale bumi lot, freehold condo

hi guys,

i'm looking at 1 bumi lot condo, freehold. location at bukit jalil.
the agent told me that they can convert the bumi lot to non-bumi lot. but i have to pay 3% refundable deposit first.

is this possible? i never heard of this before.

Hi... dont try...dont because of RM15 cheaper and eventually you lost of RM100 for nothing

i have asked the agent the put in a condition as "if they can't perform the transfer of bumi lot to non-bumi lot" within 30 days, i will get back my 3% deposit. but they havent come back to me yet.
is that ok?

Haha...if look at your statement above, apparently you know nothing and trying to put an non-sense clause.
Perhaps you may think i am harsh but just to guide you.

"Impossible they can confirm and transfer to you within 30 days".

Most important u need to check whether strata title is out already or not? Coz since it's freehold, I believe shld be able to transfer.

If still under master title, developer might not give consent to transfer from Bumi lot.

Freehold got possibility to transfer but leasehold impossible to transfer unless get signature from somebody. If strata title out already, should do double transfer, 1st transfer to bumi then only can transfer to non bumi, only for freehold property. However, this also depends, not every time also success. i had some experience , it can be done , need to wait 3-4 mth for state consent + after consent approval need to top up 7% of the purchase price.Can appeal for waiver (not 100%) take 1-2 years.

Leasehold not need to try, will be rejected. Freehold can try but most of the time need to appeal after 1 time rejection...

My friend encounter same situation before, ended up he not able to transfer too.
Why all the hassle? Is there no other property out there? Die die must this one?
Just my personal opinion, I think not worth the risk. Good luck.

How do check whether you are buying a bumi lot? If the owner is a bumi is the house automatically bumi lot?

Not really, just double confirm whether the owner entitle for bumi discount or not..

Some bumi do buy non-bumi lot, with no bumi discount.

So a bumi buyer gets bumi discount, is the lot automatically called bumi lot?

I have a friend who bought with the discount, and is having a hard time trying to sell off now as the potential buyers are all non-bumi. He said according to the land office, he may have to 'return' the discount, but I have no idea how this can be done and to who.

I'm a bumi and didn't get any bumi discount for my two houses. So hopefully I won't encounter such problem if I want to sell one day.
