I agree with this guy. density quite on the high side but that is expected considering the good location.
All the price is already factored in and profited by Sunway. Here are some obvious examples:
Tower A has the worst view, so price cheaper abit, of course the side facing TRX is both obstructed by coming Tower C and D
Tower B the side facing cheras got the best cheras view, but thats why u paying extra 5%.
Tower C and D got the TRX view , I think C will be nearer to the mall so D will launch after C and of course price go up also.
If u ask me they already calculate everything, even unit number with 8 also more expensive... come on la.. this one let the lucky buyer untung also cannot meh? flipping potential really long term.
Rental? the completion date is +/- with the 3600 units of SUPER high dense Mah sing project which is located near Menara PGRM, also "walking" distance to Maluri MRT. currently rental go around 2000 - 2500 in V residence for 6xx sqft, when that mah sing project, parc3, and laville finish and few others come up, there is plenty of supply , and i expect rental to drop due to competitiveness.
Mah Sing only sell 2 type, 3BR and 4BR from 480k onwards, monthly only pay RM 2000/month on loan, rental people will probably throw RM 1000 - 1500 a month, they can bleed RM 500 - 1k a month, but velo 2 have to bleed 1k - 1.5k a month probably..
my observation is that most people stay in Vresidence are PRC workers (after shopping there for few days) either from the shops nearby or from the neighbourhood, they rent one unit like 6-8 people.
Airbnb is a good choice for sure, alot people are already doing it and getting 100+ reviews at RM 120 - 160 a day,
I think average also get rental value back after fees to AirBnb, and empty days also around 2k - 2.5k a month.
