Good pricing @460K. Last time (1.5 month back) when I enquired, most of the owners asking price starting at least 480K to 520K for 1211sqft knowing that the bank value that time only can give max 450-460K. So now, owner lower down selling price to match back the market. If 2 months back selling @460K, I will have bought it.. Too bad, have bought another property already.

Understand that certain client always benchmarking landed property with townhouse but honesty speaking both of these are difficult to compare. Reason as below:
Since when landed property offering gyms facility, or sundry shop? Since when landed property within the range offering swimming pool? Unless Bungalow with build in lol Since when landed property within that range offering that kind of privacy? Nope because you seen ur neighborhood on ur left, right & possible front Since when landed property c/w guardhouse security system? Unless form by individual community where management of that are sensitive So that's always PRO and CONS, it just depends on the customer preferences that which criteria offering the best value to them There is no right or wrong decision, just make the appropriate choice that fit your own preferences! |

There are too much of so called 'professional property agent' in the trade with different approaches, im really doubts that the words of professionalism are easy to spell for them but im doubts that how many of them can really behave that. .
Owner nowadays should be smarter enough to tackle this otherwise may fall into the trap whereby end of day may get nuts. |

Professionalism may not get me the most profitable or highest commission, but it always to get the best deal for our owner and clients.
It's norms that owner always want the best deal but whenever we are in the business, thats nothing personal. Please dont waste everyone time Its all about commitment, real offer, pace and timing! Still i will stick back to my business principal & phylosophy. |

OMG. My 2pcs 8 x 4 banner was twice pull out by someone. 1st pcs less than 24hours, 2nd pcs last about 3days. Too busy bringing people viewing and collecting deposit till, just notices my 2pcs banner was missing. Wondering y people are so efficient on this...salute!

Dear all, The lake was under the management of developer UDA Land. Anyone no matter residence or outsider are not allow to enter the lake jogging & jogging track due to security reason.
I was there recently aroudn 9pm but the lake valley guardhouse not allow me to enter... So DONT WORRY ON THE SECURITY HERE. CCTV, INTERNAL & EXTERNAL GUARDHOUSE, GATE/GUARDED... |

Bear in mind that the words of 'selling price' are too wide and can be confusing to all parties sometime. It all started with OWNER ASKING price then follow by PURCHASER OFFER price. It can be subject to OWNER COUNTER OFFER price if owner do not agree the 1st offer from purchaser. Subsequently it can follow all the way for 2nd counter offer and so on UNTIL the FINAL AGREED PRICE from both parties.

After the owner community are taking care of the facilities management it has improved tremendously!!! Updates[[SIZE=7] There hv 1 standard unit top floor facing lake view directly with fully reno RM70k for sell RM540k! Valuation ard RM600k i could get & move in condition now. For duplex i hv units asking from RM830k onwards with 3126sf, bank value ard rm1m+/- OH MG GOD, VALUE FOR MONEY HERE for own stay especially looking at too many condo build ard nearby within 1-2KM+/-! cozy environment too!
