Good pricing @460K. Last time (1.5 month back) when I enquired,  most of the owners asking price starting at least 480K to 520K for 1211sqft knowing that the bank value that time only can give max 450-460K. So now, owner lower down selling price to match back the market. If 2 months back selling @460K, I will have bought it.. Too bad, have bought another property already.

Pls ensure your unit defection repair was done in order from developer. Unfortunately i cannot assist on behalf although authorize from owner because developer not allow..Hahaha

Of cause they don't allow because their efficiency is very very low.Till now still my defect to complete repair.

Dear all, The lake was under the management of developer UDA Land. Anyone no matter residence or outsider are not allow to enter the lake jogging & jogging track due to security reason.  



I was there recently aroudn 9pm but the lake valley guardhouse not allow me to enter...  

So DONT WORRY ON THE SECURITY HERE. CCTV, INTERNAL & EXTERNAL GUARDHOUSE, GATE/GUARDED...

Yes it under the UDA management but I think the lake is for public use.I am more concern on the road to entrance of Avenue 2 where many people go there to have nice view due to hill side but I notice many young bikers like to show their riding skill there all due to not much car there.It really disturbing.If I am staying there sure will lodge a complain to UDA.Hope their can block outsider to enter that area because its the only road to housing area there.

At night there were cars parking at the road side sometime, don't know what they do inside the car.

Does anybody know if bandar tun hussein onn will be having new development?

Bear in mind that the words of 'selling price' are too wide and can be confusing to all parties sometime. It all started with OWNER ASKING price then follow by PURCHASER OFFER price. It can be subject to OWNER COUNTER OFFER price if owner do not agree the 1st offer from purchaser. Subsequently it can follow all the way for 2nd counter offer and so on UNTIL the FINAL AGREED PRICE from both parties.

One of the cheapest unit was sold 3rd flr highest flr at RM490k+/-, the other one RM515k was verbally confirmed by someone. The unit for sale left as below:

Although most of the client commenting no lift but still different client different perceptions. When there are demand, there always hv supply.

How come mid floor price lower than highest floor ? 

The asking price are based on the owner wish, certain units are facing lake that's y price are higher, certain unit the owner are not desperate for sale that's y the price are different. End of the day its depends how the purchaser perception of value on the particular unit coz there always good & bad. :-)
