Yes it under the UDA management but I think the lake is for public use.I am more concern on the road to entrance of Avenue 2 where many people go there to have nice view due to hill side but I notice many young bikers like to show their riding skill there all due to not much car there.It really disturbing.If I am staying there sure will lodge a complain to UDA.Hope their can block outsider to enter that area because its the only road to housing area there. sweat.gif

Yes. There will be new condo launch by uda, its started for registration couple of moth ago. Just located besides paparich there. Avenue 4 bungalow and semi d was launch by early of October of im not wrong. All these are under uda project, heard OCR was launching a condo in bdr tun hussein onn by last month as well,...:-)

Bear in mind that the words of 'selling price' are too wide and can be confusing to all parties sometime. It all started with OWNER ASKING price then follow by PURCHASER OFFER price. It can be subject to OWNER COUNTER OFFER price if owner do not agree the 1st offer from purchaser. Subsequently it can follow all the way for 2nd counter offer and so on UNTIL the FINAL AGREED PRICE from both parties.

When ONE OWNER dealing with too many agents there will be few situations as below. All the SELLING PRICE quoted by agents may be different amongst each other due to: AGENT A may quoted Rm550k for this unit by assuming to earn more commission, AGENT B may quoted Rm500k for this unit by assuming to agreed on behalf of the owner first then only bang with owner but there will be unnecessaries may occur later. AGENT C will telling the actual scenario by saying OWNER ASKING PRICE & PURCHASER 1st OFFER PRICE and so on. May I know which agent can secure the deal?

Something to ahre with you guys, a community was formed by a group of owners assigned with solicitor to evaluate/discuss/verify with developers on the monthly maintenance/sinking charges.

In order to maximize the owner's welfare/benefit by reducing the fees.

Yes. No lift here, all by staircase. Grd flr to second flr 39level of staircase, Grd flr to third flr (highest flr) takes 61level of staircase. Main features is the lifestyle and quiet environment c/w lake valley. Do call me for details if interested. Thks.

One of the cheapest unit was sold 3rd flr highest flr at RM490k+/-, the other one RM515k was verbally confirmed by someone. The unit for sale left as below:

Owner Asking Price - Subject to negotiate on serious party

RM550k x 2Units - Highest Flr
RM530k x 1Unit - Highest Flr
RM540k x 1Unit - Mid Flr
RM590k x 1Unit - Mid flr, very nice numbering facing lake view

Although most of the client commenting no lift but still different client different perceptions. When there are demand, there always hv supply.

The asking price are based on the owner wish, certain units are facing lake that's y price are higher, certain unit the owner are not desperate for sale that's y the price are different. End of the day its depends how the purchaser perception of value on the particular unit coz there always good & bad. :-)
