The best example of a Failed Not Very Successful Shopping Mall with damn good location is Avenue K, just across the street from KLCC.

Good Management is needed from the beginning stage - from design of Mall to tenant recruitment and location

Just look at Tropicana Shopping Mall, having restaurants next to shops selling clothes is a very bad idea

From my first visiit to IOI City Mall - looks very promising from a South of KL Mall

Visited the place few months back - still a dead place on a weekend save for Jaya Grocer

Too many shops selling spectacles

Just my personal Opinion - don't shoot me

Perhaps after MRT Opens, can survice but then again, look at Berjaya Times Square

Right Smack in KL City - but still nothing to shout about

Yes, but this topic is on IOI City Mall not surviving and holding on to your properties in view of risign cost of living

On another note, Toy R Us was also at Plaza Phoenix

Nowadays, most Malls charge a fixed rental plus % of the Tenant sales. At least that what KLCC is famous of doing.

Even if u pay your rental on time, if your sales has dropped, they will ask you to move to another location when your current lease expires. Believe that Selangor Pewter made than complaint many years ago when they were asked to move to a different location

Also, the Q to rent a unit is miles long until it is said that some potential tenants will BR1BE the Mall Management team to jump Q or to secure a Unit.

The Indian temple is said to be one of the reasons for MV being so successful, that the Management did not kacau the temple and the Gods in return blessed MV

That's why I only go to MV around 1x a year - when they have special exhibition like Mickey Mouse, Doremon, etc

Can't stand the jam goign to the Car Park, unless u leave at 9.30 am and reach there at 10 am

Hope the same won't happen to IOI City Mall - Jams are a major turnoff

But seriously, many ppl attribute MV success to the existence and preservation of this little Hindu temple.

IGB Management would never dare to rock the boat and force out the temple.

IOI needs to install the internal boosters. Probably still negotiating the cost with the Telcos

Rule no 1 for top class Shopping Mall - Parking is only an ancillary income. If Parking is too expensive, no body wanna come back

Don't think you are KLCC - can charge expensive Parking and still expect ppl to come in droves
