i think youngster these days dont simply get such into the idea of buying and owning luxury items that they cant afford. A lot of them are spending on credit card to own these but only get short term satisfaction and regret later.

i cant understand what is so important on having luxury brands shop in all the shopping mall
too much of adverts and medias selling consumers the "idea" of having luxury items but i think they are targeting a different segment of consumers which are niche.

Yes average rental remains higher... footfall in the garden is much lower btw saw some flyovers to Eco City but cant see the connecting bridge..

its a premium outlet, not like ordinary shopping mall..
you dont go there for food, you go there to shop premium brand at bargain price.
those FnB is just to fill up your stomach incase u get hungry. But the only thing is the FnB dont give discounted price.

i have been to premium outlet in japan, singapore n hong kong, they are like this punya.

not sure about rental but if you read igb's annual report, MV is valued higher than Gardens in terms of psf.

Korek. Rental average Mv is higher than garden. Esp those Mv hotspot area.

If you like outlet shoppings in Japan ansd Hong Kong, wait till u shop at outlet place of origin USA.

you should seen the dubai airport water leaking. I was there. It was nightmare. Built by German technology some more. many incident already.
