Do you own REIT?
Normally REIT don't appreciate much right?
So it is considered as a Income Based Investment?

Yup, I own some Reits..

Reits are more towards "collecting" the dividend than price appreciation. if there's price appreciation, then it's consider as "bonus" for your investment nod.gif

QUOTE(felixmask @ Jan 29 2014, 12:31 PM)
those shark using MSG yeild as benchmark/tandem to the  yield rate shark want invest.

When M'sia Gov Bond- 10year maturity -yield has increased let said from 3% to 4 %.
Those New M'sia Gov Bond-10year Yield issue with higher cupon rate..therefore Those Old M'sia Gov Bond price will drop/Trade to match the new rate higher cupon rate. In which our BNM has the forumla for the price when interest has changed.

Indirectly foreign shark mass sell down(pare down) or control buying the REITS yeild toward 5% yield to satify the risk taking buying reits vs holding in M'sia Gov Bond.

So Reits yield usually 1%-2% above with Malaysia Gov Bond 10year maturity, for shark to eat or keep around.

Another reason too reduce the Forex Mass outflow - when shark cash out their investment.....

M'sia will increase the M'sia Gov Bond for shark better return. Holding some shark $$$ to stay on in M'sia investment.

During Financial 2008/2009, US implemented so call QE drug - print more money and  Low interest borrowing..for their home country crisis..this hv spell out those shark giant taking the cheap money to invest in other region for better return compare their near Zero US 10 yr Treasurer Bill.

When Fed has decide drug soon be reduce gradually(QE tapering) and increace their US 10yr-  Treasurer Bill; Shark which has well feed must return back their home money.

reits dont use par value, which none of mreits using par value.
Dividend yield is referring percentage % from 5-7%.
The yield always us the formula = Total DPU annual / reits price.

Pls note the reits price may hv different definition by different ppl.
Some may use their Average Buy Price, Average Current Price , or Market Price.
Dividend also refer as DPU dividend per unit in sen.  Which you can find when they announce in Qtr or semi annual.

icon_rolleyes.gif I see, that mean's REIT doesn't use % to distribute div?

If reits have zero par value, no point if they declare 100% on par value lor....... hmm.gif

More like not declaring any dividends ...at all .....so why u want Dividends to be a certain % ......of par value  hmm.gif
*
as stocks declare dividends a par value.
If they say 10% per share.
Mean 10% of par value right?
So it's not based on the current stock price..

QUOTE(moosset @ Feb 3 2014, 04:17 PM)
so there's no requirement on how long we must hold the REIT before we can receive the dividend??  hmm.gif

let's say, I'm a newbie and never invested in REIT. If I invest just before the Ex-date of the income distribution (like in the case of IGB), do I still get 0.0361 per share? Or does it have to get a purata over the last financial year (or quarter)?
*
You will get the divd if u own the REIT before Ex date..

QUOTE(moosset @ Feb 3 2014, 04:27 PM)
I see. That means one can still get the full dividend (for example RM 0.0361 per share for IGBREIT) even if he buys before the Ex date and sell all after the Ex date, and he doesn't hold any REITs throughout the year?

then every year, before the Ex-date, the price will go up, no?  hmm.gif
*
yaya, once on EX date, you can sell, but normally not recommended as price normally adjust back by the dividend given out..

Correct ? SKY gor?
