Sad to hear about the mall not opening.
This area is a good place to stay- it is peace and quite. Low density- internal road are width and less traffic.

But really lack of the amenities. - there an't many business that could come in and survive, due to the small population. Don't have many high rise condo/flats and limited offices. There is no crowd puller nor much economics going on. On weekdays- i would say there is little business/activities as all had head out to work, until like 7-8pm for dinner.

now-they finally build some condo- Radia and Skyz... but wonder why would people like to stay here?
not to pour cold water - but typically ppl would have a wider choice of condo- to be near one of the following-
LRT/MRT
Commercial area.
work place
school/college

i found none in BJ. Take note not condeming BJ- coz i stay at one of the nearby taman.

Well... I you like it, I support support.
Though... If u don't mind to venture a little further to Cahaya SPK which has a nice club house, surrounded by greenery if you really like peace and quiet. That area have mist in the mornig too.

Traffic out to BJ area could be bad in peak hours, though the DASH highway entry just next to it so it offer an alternative once completed.
Just check out... You nvr know if it Might suits you.

The place is more lively, especially the football academy opposite- but to be frank, nothing too fancy/attractive.
There are some mamak, "Cafe wanna", optical shop, Vap shop etc.
CU and Hero mart pull some crowd, other than there- not much reason to be there. But this definitely a breath of fresh air vs the old shop lot around Petronas, and those shop about JG which is dead


Occupancy rate- looks still low. i cant really figure out why people want to rent condo here.... unless their work place is nearby (U8?)
it is a peaceful area- just too peaceful.

as for auction, could be bulk purchase ba, many investor also want to sell after figure out the rental is very low here. Radia is not the worse - there is Renai which is prolly worse
