Bigger mean more energy consumption. Bigger mean storing more stuff, and sometime we tend to leave many stuff inside till we forgot about it. Go for what fit your family. Just my 2cents

1. indirectly u are fueling the speculation by agreeing & accepting the price.

2. depends how u see it. Demand for housing is always there, but affordability & sensibility is not there. Housing built up is getting smaller & smaller, govern by GFA per sq ft which you are very familiar with it. If you notice, developer is going to suburban area or outstation to build more affordable housing, in line with local authorities & govt.

3. Singapore, although their land is much smaller than KV, but their HDB flats/apt are regulated & control, not under open tendering but application. If you compared singapore & m'sia, in terms of increase of properties MYR vs SGD respective countries, theirs is quite constant increase, but not in KL.

i could go on and on, but happy reno your house.. icon_rolleyes.gif

Some reviews on the 4" AZ e-lite Led down lights:

The down lights are great and very bright but not suitable in a smaller room with ceiling fan. The lights are just too bright and the angle of lights are just too "wide", causing flickering shadow of the fans on the walls. It is best to be installed in a wider space without ceiling fan. They are great in my kitchen, family hall, car porch and some corners which is further away from the fan.

The following picture showed our 1st, 2nd and lastly the third attempt on another pic to replace the 2pcs 4" down lights to 4pcs led spot lights (eyeballs). The vendor agreed to allow an exchange to their led eyeballs with topping up of the difference.

A side note: I was so stupid to have installed the ceiling fan before the laminate floor. The surface of the ceiling fan are all sticked with the wood dust now.... sweat.gif

The downlights are very bright and only 2 pcs of it were on when the comparison pics taken as follows.

Comparison with the neighbor's T8 light.

Comparison with another neighbor's normal energy savings down lights (2pcs were on too).

ur neighbour must be damn jealous about ur house. the one on the left still look pretty "basic" ... is that a rented unit?

One of my neighbor house is rented to a few decent working adults. Ya...the house looks kinda run down because the owner himself is working and residing in Hong Kong. He seldom comes back. I asked why don't the tenant request their landlord to repaint the house but he said better don't provoke, otherwise the owner revise their rent lagi rugi because their current rental is actually way lower than market as the owner is probably not aware that his property has gone up so much in price and rental value....  doh.gif

err... Actually my house also nothing to be jealous of...there are lots more houses with more extensive and nicer reno in the neighborhood, mine is just happened to be on a bigger contrast next to the most 'basic' unit in the neighborhood...  sweat.gif

since they are decent working adults, why don u propose to them and ask them to pay for ur painter to paint the exterior of the house? probably can use some of ur remaining paint as well since i am sure u r not going to keep those except for minor touch up in future.

i think most important is how u appreciate ur own house and don't really have to compare with other ppl. some they have spent so much on the structure and later they don have enough money to refurnish inside the house. and based on current situation, i think it's good to keep low profile on the exterior smile.gif inside u can put gold toilet bowl also nvm ... for e.g. may be ur neighbour is having a toilet bowl made of gold and yet no one suspect anything since the exterior itself already didn't quite draw anyone's attention smile.gif

appreciate if you could do a detailed walkthrough of your house once completed.

i m not sure about maxxon but the dulux sample board really screwed up my reno a bit, and it's too time and money consuming to repaint to the color of my choice.

so end up i have to live with whatever color on the wall.

i give example:- my roof turned out pink instead of red, my exterior looks more like white than grey, my dark grey looks purplish.
*
could it be the contractor used the same brush to paint ur wall after painting the roof?

But i think the roof shouldn't be in red since ur wall are all in grey. my suggestion is to repaint the roof will do, the rest of the paint look perfectly fine smile.gif It look a bit odd now because of the roof now. It does look like the painting is not completed or you did not paint the roof now IMHO.

Sorry if i say something wrong, but i just trying to be honest and hope you don mind. Cheers and enjoy your new house ya!

P/s: Exterior is for ppl to see only, spend more money inside better than outside. If you can live with it, no point spend extra money to redo it ... haha thumbup.gif

got crossed my mind lor to repaint the roof. but roof paint very expensive ler. paint alone is rm1400. labour rm3000.

my indon sarcastic. say if i not happy he can paint until i happy. money only.
*
Based on what i see from the photo, the beam look pink-ish a bit only the rest of it is perfectly fine. The roof look odd but it doesn't mean it's a must to repaint IMO. May be live with it for now, after 5 years repaint again.

btw, since ur indo worker is so sarcastic, ask him dabao and balik. The charges is too expensive just for the roof itself. There are others who are more than happy to take up this job if u willing to pay.

Thank you thank you, sure will!  wink.gif
House still messy, will do more updates and some details sharing soon.
Thanks guys! Just moved in yesterday and in the midst of getting use to the new house now... Still have many things to tidy up and still lots of many small small things to buy... moneyflies.gif
Darn tired physically these few days doing the house cleaning, packing, moving, unpacking, organizing, etc. I definitely need a good massage therapy after all these hard works.
However, I finally understand the feeling of "it's worth all the hard works and efforts", which was heard from my friends and other LYN members who have gone thru the same process.  biggrin.gif

I bought the LED strips and the driver myself at House of Lighting Puchong (available in most lighting shops, i bought it there as I was happened to be around that area) and it was installed by my contractor's electrician.

[attachmentid=4012200]
Before the kitchen cab installation, the electrician need to get the power supply wires ready.
Point A: dropped down from plaster ceiling for the led driver.
Point B & C: power supplies for the led strips, to be concealed into the wall and wires come out at these 2 points.

The kitchen cab installer will then pull the wires (at point A) through and into the cabinet so that the driver can be hidden inside the cabinet.

P/s: The LED strips is one of the thing that I'm glad I did. It really helps to provide enough brightness especially when i'm doing washing at the sink, particularly washing vege, washing rice and some cutting task near the sink.
The light source on the ceiling is not enough as it is behind us and we have casted our shadow in front of ourselves...

Just wondering how much electricity does this LED use? Actually i got a very selfish wish, wish you could summarized your entire renovation (Before & After) then also share the cost and etc. LOL! But i think that's too much to ask doh.gif

I'm looking back at its info on the packaging (sorry that the pic is upside-down)...it stated 75w for 5 meter, derives to 15w/meter. I just leave this led strips on in the evening till we go to bed. With that i can go in and out the kitchen anytime to drink water, get things from fridge, wash hand, passing thru it when going to the toilet, etc.

Err...about your request...can geh..but you guys really gotta give me some times... biggrin.gif
Thanks for your compliments! Far distance yet from posh... tongue.gif
There is indeed quite good natural light sources thru out the whole house.. Which the pictures from camera really didn't do it justice~ biggrin.gif

thumbup.gif thumbup.gif nice info ... Will consider this at the stairs in future... energy saving and sufficient lighting for everyone to walk up and down i guess.

Thanks in advanced and hope to see that near future for my own reference ... hahaa
