I am not a fan of the tv panel either... have yet to convince hubby yet though. Maybe I need to find the perfect media console first. Which may be a treasure hunt in itself. Post a pic of yours when its in place, please, maybe that will help me convince him.

How much did it cost to embed the pipe and touch up again?

Nice! Love the full height upper cabinets, and the tip to use Blum for heavy drawers only. Is it solid wood backing behind the glass front?

Where does your hood ducting go to after it goes into the cabinet at the left?

That's pretty good, since its for everything, including countertop and interiors. I have been getting quotes for min 15K just for cabinets ONLY!!!

I've got a heart-attack when I read their not-so-good review on lyn after that. Thank God that things didn't turn out too bad so far. Quality of cabinet is still pretty good. Perhaps, I've already very much immuned to the situation where the vendors just couldn't accomplish their job in one go. Many still need to come back 2nd or third times for rectification or repair, and such vendors including those big players and those with good reputation online.

As I've start mentioning about the topic of rectifications, for my case, other vendors who came back for rectifications includes:
1. sunspot- windows & sliding doors (simply too many rectifications to be mentioned, product ok but their response and installation flaws was giving me big big headache).
2. Reliance Home - for some small scratches on their folding door frame (thumbs up for their after sales service).
3. Vin Art - for the bi-fold door dented frame (product ok but vendor not responsive and took ages for rectification).
4. Innovar - to rectify some cracking sound on the laminate floor due to floor not level (So far ok).
5. Kitchen Palace in Kota Damansara- Came back couple of times to replace chipped wardrobe door and loose upper skirting.
6. Three Kim - took one of the gate frame back for rework and painting touch-up for collapsible grill. (Product design is good especially grill and gate, the lady boss is quite responsive and good attitude in handling complains. She has even offer me to deduct rm270 off for the collapsible grill and extended many apologies. She mentioned that they have change the supplier of collapsible grill)
7. Last but not least, there are of course countless rectifications done by the main con, including some parts that we have changed our mind.

I think the list will sure goes on until I get all my things and furnitures in.  sweat.gif

kitchen palace is on my list of potential kitchen contractors... may I ask how come you went for wardrobe with them, and not kitchen? Just because of expo price of Maxime?

Thank you for the detailed explanation! Much appreciated for a newbie like me who doesn't know what to ask. I do need to go back to them anyway to get a new quotation for a different material (acrylic very $$$ cry.gif )and see how they will handle a new problem I have (realised the hood ducting may need to go out through a window as the "yard" appears to have a dropped ceiling, so not enough clearance for the ducting to go over the window!).

But since you mentioned that the quotation they gave you was not exactly what you asked for (standard height instead of ceiling height), did they not show you a plan or 3d plan of what you asked for? That was what impressed us about KP, they came back to us very fast with a 3d plan for the quotation.

Its like this... Here is the kitchen from the inside. The hob will go roughly where that left sink is, that sink will be taken out, leaving only the sink by the window. I was thinking that the ducting should go over the upper cabinet and over the window where it needs to run to the end of the "yard".

But i was looking at pics the other day, and realized something about this pic taken from the outside looking at the "yard" and back of the kitchen:

The ceiling at the yard area is much lower, don't think ducting will fit. I need to check with kitchen designers, but i am guessing one of those top square glass panes will have to come out... but then really ugly lor.... maybe I should cancel all my headaches and just settle for a recirculating hood... rclxub.gif

I need to go back to the site to check. From the plan, above the yard area is a balcony and also an aircond unit area, presumably on a tiled RC floor. I have no idea if drilling through the RC is possible, or if someone would be able to get inside the dropped box to install the ducting... but even if it is possible, surely its not a good idea to have the ducting come out on the balcony or near the aircond unit??? rclxub.gif



Forgot to ask, from the pics of your kitchen, doesn't look like the backsplash is in yet? what kind of backsplash will you have?

yes, will check that. but i guess can only be confirmed after I actually choose and appoint a kitchen contractor and do a site visit.

No idea when we will start reno... still waiting to get the keys and start defect rectification first!!! Thats why I am taking my time to appoint someone, using all my available time to visit every kitchen contractor in this area!!!

Visual inspection nothing much, you need to seal the toilet holes with plastics and tapes, fill water in and flood them. Double storey houses must do this, else you will have leaking problem after some time. Then look for someone that can climb up and check on the roof's construction.
Since you are going to do a major reno, just lay new water pipes. If budget not a problem, use AC pipes, can withstand high pressure compare to poly pipe. Else, poly pipe.

New water pipes? Its a new house, why do i need new water pipes?

I hope its not a major reno - electrical, plaster ceiling downstairs, kitchen and wardrobes. Hopefully no extension.

I think the best and right person to consult is bring an experienced contractor to the site. Only the contractor knows what can be hacked and what's not. They might also have various ideas from their experience building so many kitchens. Correct?

My kitchen backsplash is still pending the desicion whether tempered glass or brushed stainless steel. I've got to make up my mind soon...

Exactly my thoughts. Nanti the balcony floor and glass sliding door, or aircond compressor will be covered with oil.

I really don't cook much oily or smelly stuff... no ikan masin or sambal belacan... at worst sambal nasi lemak. We do plan to get an air fryer. i do a lot of baking and roasting and steaming. Maybe a recirculating hood will be my best option......... cry.gif

Yeah, but with a new house i have no need to do major hacking. Would be a huge cost to replace new pipes!
