I am inspired to do a summary on the pros and cons about this project after visiting their soft launch:

Pros:
- Concept: Spanish style living, nice landscaping with 5 star management the China style
- Security: Gated & Guarded, total 7 check points in this project. Terrace units are also within G&G area.
- Location: Near University of Nottingham and future UTAR
- Facilities: shared club house (terrace units is entitled to use the club house) with swimming pool, mini cinema, bowling alley, squash court, multipurpose hall, kindergarten, school, etc
- Management: After VP the project will be managed by Country Garden themselve. 34 shop units are on lease only and NOT for sale

- Terrace unit has 3 balconies, 1 at 1st floor (master bedroom), 2 at 2nd floor (front and back). Good for air ventilation
- Pricing for Terrace unit is a bit high but consider reasonable with all the plus points above, around RM290psf
- Bungalows unit is really cheap, only around RM190psf
- More bungalows than terrace, perhaps more upper income than middle income group

Cons:
- Maintenance fee is unsure
- Finishing is unsure (hopefully like Danga Bay it would be good)
- Not immediately on main road

Just my little observation. All Dai Go feel free to comment.

According SA the road to site now is not the main road. They will build a 5 Star entrance nearer to Nottingham. I like the way they describe their things, everything 5 stars! smile.gif

Looking at the main road going straight to the main entrance, it is nearer to Nottingham than the current lori road. How much nearer i am not sure, approximately 0.5 - 1km may be.

anyway i m here not to spoil or talk bad about the CG project i m only want to share my opinion on this project as i have paid 2k deposit for selection of the said property before launch  and i have been there for 2 times to visit the CG construction site progress as i m plan to buy for own stay, so be more careful before make any decision.

anyway at the site, the club and show house still under construction around 70% completed  wink.gif  and the opposite of the CG project you can see a piece of farmer land still operating and etc... anyway i am still waiting  for their show unit to be completed and see what is the upgrading and improvement when drive in from jalan broga to the show unit.

There is an organic farm not far after Nottingham, u can order organic vegetables from them for rm40 per week n they deliver to your door step.I can't finish the vegetables with a family of 4. good deal! smile.gif

MCEC is Malaysia China Entrepreneur Conference. There are around 500 delegates from China, n CG being one of the main sponsors. That should help their bungalow sales! smile.gif


Beside knowing the SA, i think it's interesting to know the boss behind. smile.gif

Well... i think we all will not think lightly of China these days, I have no doubt of the mainland Chinese 's capability (my wife being one smile.gif ), look at their Olympic game n World Expo, it really WOWs the world.

CG being the top 10 developer, their execution power should be good. I'm sure they can pull through the sales, danga bay has 9000+ units and almost sold out! So 300 bungalows will only take a few group buy visit, especially after their show units completed.

CG still has Diamond City phase 2 n Rawang project. I don't think they will tarnish their name by not building a good entrance to their project. To Chinese, the entrance is most emphasized. 门面最重要! smile.gif

Yeah, main entrance is really important, that's why CG should clearly come out solid layout plan indicating the location of the entrance, and how it is connected to the vicinity main road / highway. This will give stronger impact on the project I suppose, as its unique Spanish design definitely is a pioneer concept in Semenyih area....    rclxms.gif

Ai... sad to say building material these days are getting less n less durable, unlike building built 30-40 years ago until today no problem. New stadium in Terrenganu also can collapse one!

Tengster bro, I don't have any official data to proof my statement, just my personal experience . Things are generally less durable these days. Of course not the fault of the materials, it's all business decision. If things don't break then they can't sell you another one. smile.gif

Agree! China developer is now biggest in the world, top 5 developer in the world, 3 is from China.

CG is now ranked no 7 in China. I think their pocket is super deep!
