You are right about traffic were already congested before any townships development. In fact, I don't care about traffic congestion or not as I have had used to it living in PJ. An unique lifestyle concept type of landed is my preferable primary consideration.

Of course, SEH has it's strength, otherwise i wouldn't be interested to invest in it. and I wasn't saying overall CG is better than SEH. I was just simply comparing the G&G and Club House facility, CG is really  far more superior than other neighborhood near by. To be honest, i really felt discriminated when i was told link house in SEH is not G&G and CAN NOT enjoy the club house facility. Don't look down on "poorer" people man!  That's why CG appeals to me that it has a better concept, it has more equality to the residence.

Comparing Club house to club house, if you have seen the swimming pool of Tiara South, it can probably fit only 10 people there, and you can almost touch each other's toes. CG has large swimming pool, squash court, badminton court, movie theater, bowling alley, function room, grant lobby, it's own commercial walking street, etc. It's truly 5 stars.  What more can i say. 

One more big selling point of CG of course is it's Spanish design. Compare this with other ordinary housing design,  i think it sells for itself.

Lower selling price comes with lower build up areas, really need to go down the details of price/sf

I neither purchaser SEH nor CG, but keep the preference comments limited to pricing (& package) locality, building quality and design, concept (township planing and security), accessibility, after sales service, amenities will be more meaningful 

i also drop my sp setia seh and option cg diam.

Reasons is the 1 design cg. 2 nearby seh u can buy fg bungalow at 400k. 3. Sp setia is mass production 4.new sp setia not equal old sp setia. 5. Cg die die also will buit first project good for buyer. 6. After invest in project gold jade and why not diamond.

you have pointed out a valid point. I have also observed the effect of it during the MAPEX fair 2 weeks ago. SP's booth was absolutely quiet!  I am not joking, it was 2p.m on a Sunday afternoon, 12 of the SP staff were just talking to themselves without a single visitor at their booth. I was at EW booth which is next to theirs and spent about 15 minutes there and i kept observing them. Still no visitors!!!  I think the public in general has formed a negative perception on the new SP.  Sad though.

Really?  I thought SEH's DSL has 400 units and Semi-D + Bungalow is around 100? I can only speak about phase 1 as i was there queuing.

in terms of CG, there are only 100 DSL and 400 Bungalows + Super Mansion. WHen comes to phase 2 there are mostly just Bungalows. So the DSL in CG is extremely rare.

Agree, overall property market is only 30% of what it was same time last year. Majority of the booths are considered quiet, the staff still have time goyang kaki. Last year this time you can't even squeeze into the booth.
