Yeah, I totally agree with you. As a matter of fact, there are many people condamn about Semenyih property and claim it is too far away from the KL metropolitan, toll, petrol are expensive blah blah blah... but they forget people will tend to get used to it, as they can have a decent landed property with quality living lifestyle, rather being confined in a small compartment that is always polluted with crowd and traffic congestion. What's in your mind I presume is same as other buyers for various housing project in Semenyih too. They also don't mind it's a bit far from the city center too..

That's why the success of Semenyih is depending on every piece of development in vicinity. In fact all the developments now currently progress in Semenyih suppose to support each other to achieve the success of Semenyih in township establishment.

Do not condamn other project in vicinity, rather treat them as competitors, better treat them as the comrade to bring the prosper to Semenyih. If other project within vicinity can fell, doesn't mean your project can success alone too..

CG has large swimming pool, squash court, badminton court, movie theater, bowling alley, function room, grant lobby, it's own commercial walking street, etc. It's truly 5 stars.  What more can i say. 

One more big selling point of CG of course is it's Spanish design. Compare this with other ordinary housing design,  i think it sells for itself.

Lol, SEH DSL buyers can't use the club house facilities is because we are in FnG mode and the maintenance fees is lower than RM 100 mah... How could possibly use the high class club facilities by paying RM 100 / month maintenance fee?? Last time if not mistaken SA curi curi beritahu next time if DSL buyers willing to pay additional fees, got chance to apply a membership for the club house woh... I bet maintenance fee for CG should be higher than RM 100/month right? Any confirmation yet on the maintenance fees will be incurred monthly??

I am still waiting the club house in presint 2 to be built. Nevertheless, I presume should be somehow similar to those in Setia Alam or Setia Ecopark loh..

Building design: Modern & contemporary (SEH) vs Spanish design (CG)
Township: SEH + SEH 2 + EM (> 2500 acres) vs CG + Tiara East + Clover homes
Security: Individual FnG (SEH) vs Strata GnG (CG)
Accessibility: Direct link to Lekas highway (SEH) vs Direct link to Jalan Broga then to Jalan Semenyih
After sales service: standard 24 months defect liability period as stated in SPA (SEH) vs ????? (CG)
Amenities: Since both of this townships are just about 2-3km away, most of them sharing the common amenities now. SEH is nearer to Tesco hypermarket and some eateries, while CG is closer to the Semenyih town which have quite substantial of banking facilities...

No disgrace, perhaps it's just timing problem. I am in the fair at Saturday around 2pm as well. It seems like quite a number of visitors in SPS booth woh. But no doubt this year the number of visitor seems has dropped quite significantly compare to previous year... shakehead.gif shakehead.gif

Bro, I think you have mixed up .. 400 slots for DSL and 300 slots for SemiD lah....

All the DSL houses already sold out loh, next launching very limited number.

Semid + Link SemiD still have a lot not yet launched woh..

Right hand side is the DSL while left hand side is the semiD + Link SemiD + Bangalow...

From the image itself already knew it is more than the DSL loh...

Yeah, hopefully CG + SEH + EM can attract more people to come into Semenyih lah...

So far, these are the major township development in Semenyih currently.

Kajang East, Tiara East, Tiara South, Semenyih Parkland are just secondary development and hopefully they can attract some people in too....


Taman Mutiara Rinching and Brogaville are some other future project that we can expect to bring in some people too..

I am looking forward to the trasformation of Semenyih 8 years from now... thumbup.gif thumbup.gif

Tikaram gor, now I really suspect you never been to the site of CG, or you been there without knowing the exact location... All the while the CG entrance is sharing the same one lane road entrance as Tiara East, and now they open up a road to connect to Jalan Broga and no need to share the entrance anymore, though even not tarred yet. I have even taken a picture of it, you can check back my previous post in this thread. This is the access road I presume CG residents will be using lah..

Taman Sri Anjung residents mostly using Jalan Sungai Sungai Lalang to commute one. That's the jalan heading to Nirwana one, very sempit one lane in one lane out jalan woh... Perhaps CG will open a jalan there as well, but you think most of the residents will use that jalan meh? doh.gif doh.gif doh.gif

After Lekas link completed, residents of SEH can even choose using this road go to Semenyih Central woh, which is center of Semenyih town loh.. thumbup.gif thumbup.gif
