Investment Putra Majestik The hidden Gem, walk to MRT- best investment at Jln Ipoh

Now very hard to get a good property for investment.But i think Putra Majestik at Jalan Ipoh worth to have a look.Putra Majestik 3r2b size 1015sft at Jalan Ipoh in the town of the city .easy transport.near amenities,aeon and bank and kfc walking distance.somemore around rm380 k.very hard to find at jalan ipoh as Rivercity cost more than 500k and viva residence smaller unit and 2 bedr0om cost rm450 k above .I cant find any unit middle upper condo at Jalan Ipoh cost less than 400k.somemore its a freehold property and walk to MRT line 2 accoording to the agent

I had a look at Putra Majestic earlier in the year. The biggest put off is the security. There isn't any security access card system to enter the parking area and I can actually drive into the residence parking without being stopped/checked by any security guard. Not sure if the management has implemented it now.

but easy to rent out. there need a access card to go into the property now .each block come with security. and downstair of the condo was a police station..i like the place very much.lively and go down u can find a lot food to eat.and can walk to bank ,groceries somemore MRT.i think the price can up to rm450k.

cant afford to buy 2..one is enough.the rm450k only my estimation.coz opposite of putra masjestink is viva residence and rivercity..they are selling between rm450k (2 bedroom) to 600k. wlak to KTM 15 min and also future MRT line 2

been to viva and rivercity..yup they are better ..but in term of investment ,i still prefer Putra Majestik.Viva around 840 sft 2 bedroom rm460k and putra majestik 1015 sft 3 bedroom RM380 k..i think putra majestik stil have a lot for capital appreciation compare to them.what do u think?

back to 2009, these 3 properties (viva, putra, rivercity) at same price range 300k++ however history proven putra not doing well compare to others. Even it losing to my first invested Alam Puri (further inner Jln Ipoh) launching 260k+ now above 400k.

Alam puri location is the worst conpare to other 3 but becoz of nice workmanship and nice maintenance, the price is appreiate very fast...i should give a thunbs up for alam puri developer who delive very good product, their project include 1 sentul and newly is cloudtree at cheras... All are surprisingly very high end product...

true located at HTC with nice KTM wake up every early morning but good appreciation some more SBC intro Kiara East (stealing Mont' Kiara name). Segambut now name North Kiara so waiting West and South Kiara to appear tongue.gif

we have 3 units, block in the middle, cant remember what is the block no. anyway that block least students and have to pay with slightly premium, we tenanted 1.8, 1.9 and 2k. Indian expat from YTL.

rm1500 is empty unit as i call few agent and survey,,if furnish rm2000 and above.how abt viva and rivercity if empty unit also rm1500?rite..in terms of yield now ,,putra majestic is the winner now

how about Tiara Ampang?

1. current psf is about 300psf, rental about 1600-2200.
2. less than a km from Ampang LRT Terminal
3. less than a km to future MRT circle line station
4. major bank kfc mcd giant ampang point fnb all within 1 km distance
5. 50 meters to Ampang elevated highway
6. about 2-3 km to Duke highway
7. less than a km to future SUKE highway
8. environment is quiet, well manage.
9. 6 units per floor, low density.

10. the building going to re-paint by next month!

I think management fee around 120-140 per month. definitely less than 160.

ya..i found that this few years...rental is almost stagnant for the mid range condo...around 1.5k to 2k only...

those mid range condo price escalate to 400k above for 3 bedrooms unit, normally better security or better maintenance, more livable, but rental still the same at 1.5k to 2k range

those mid range condo price still stuck below 400k for 3 bedrooms unit, normally bad maintenance, bad security, mainly for rental purpose, rental also 1.5k to 2k...

that yeild is not good.

i got kepong condo. yield is 6.3% after maintenance.

now price up 60K ( asking Only) within a year.

tis viva and rivercity is already shot up the price..now its putra majestik turn lo since theprice of putra majestik not much increase last 2 year.Somemore the management is better now compare to 2 years back..i like the swimming pool ..look nice

My friend invest a unit there..
If you looking condo around this area, budget less than 400k, freehold, VP less than 5 years, compare Casa Idaman, I will choose this, better location, more convenient and close to Sentul East/West

it just happen i recently finding a room around there

Wonder why its cheap here..all neighbouring props is higher and at par with each other..is it due to the facade? Or is there some other factors that hold the appreciation? (eg gangster pot, high crime rate etc)

searched about this condo in other forum and reporting same issue (poor n absurd management) but that was like 2 3 yrs ago..dont know whether they already appoint new mgmt n solve the issue but can this be another factor?

how of all these factors might affect on the appreciation in future?with high yield only its not good enough if appreciation is almost stagnant..

The price is not stagnanr.in fact it is slowly picking up..i bought subsale last 2 year rm340 k now.it is going for rm380.quite good..not hard to rent out..my rental basic still rm1500.no complaint of crime so far and management is getting better

no offense but 40k / 2yrs is not that impressive at the moment..but still ok as long as got increment..actually im also eyeing this unit so if owner can give some input here is good smile.gif

may i know whats the mtnce + sinkibg fee, cukai taksiran for your unit?

last time i read mgmt charge owner 250/mth for access card or stg like that, is it true?

now jmb is by developer or residence?

any -ve point / worrying issue at this condo (eg lift prob, poor mtnc etc)

MRT 2 sure will have a station overhere? who know, but most likely yes, the plan is waiting for government approval now since submitted by SPAD last year July if not mistaken.

let jz assumed that there is a station near PM, u hav to hold at least 5 years as MRT 2 only will ready earliest 2020.

Sorry as away from working... The tenant wise, should be 50% foreigner and 50% local..

The JMB just form last year, they should be able to do it better... Let's see how is it...

Yes, with the upcoming mrt 2 station within 300m walking distance and a freehold near KL City center capital appreciation is there. The college there are starting back as well so there are demand for rental from students as well. Drop me a message if you would like to know more.
