As the title suggests : What comes to mind when you hear "Equine Park" ??

1. Do you see it as an exclusive bungalow area in Klang Valley? OR
2. Do you see it as just another residential area located in Seri Kembangan?


If your answer is No. 2, what do you think of Seri Kembangan?


I'm looking into buying a property for own-stay. Appreciate all honest opinions. Thank you! biggrin.gif

Taman Equine to me = Pasar Borong Selangor

Seri Kembangan = a lot of good food hidden in the kg but in recent years, there are many new and exclusive development in the area

Limited entrance and small roads to the area which can cause jam during peak hours..plus leasehold lands...
Other than that, its fine. Nice place and suitable for families. Lots of food around.

forever no.2 and pasar borong

Used to stay at Bukit Serdang and Tmn University Indah, even worked in cyberjaya 4years so having lunch there frequently. Find no interest to stay there tongue.gif sorry if offence.

opposite 16 sierra looks better.

Aeon comes into my mind and also the McD there during my Uni days. Nowdays it is so crowded with cars n traffic ... last time was a very relaxed road ..

equine park = landfill

went to the Equine sales gallery last time at equine park and i remember being greeted with smell of rubbish. when i asked if the landfill is nearby, the sales person just smiled.

haha...yes u're right. that was about 7 years ago when i went there. Jusco still not up yet. main road was still narrow then. Since that was my last trip there, that's why i still associate Equine Park with landfill. It's good to know it's much better now

Moved out from tmn university at 2005, yes equine has nothing at all except petronas with sorrow KFC and pasar borong.

Backed to there on 2009 - 2012 for lunch ONLY (worked in cyberjaya), yes mass developed with Aeon and alot shops but the township still looks like 80s and active mat rempit who still staying at the flat there. Moreover TALAM abandoned projects nearby.

House break-in jz a common there

3. Traffic jam due to very narrow road (2 lanes suddenly become 1 lane)
4. Pasar borong
5. Exit to LDP is crazily jam, hope once MEX has an exit here would help.

Of course cannot compare with Tropicana & Bukit Damansara area. but the bangalow land price here is still affordable (for rich people) and big developer like Hap Seng, Sunway already in. More room to growth.

5-6 years ago, every investors neglected Kota Dsara. Hows the market now? Need no explanation.
Seri kembangan aka Puchong South or Upper scale sub-urban "Equine Park" will have a fate to be like Kota Dsara 5years later.

Today u still get to see property hovering around RM500psf+- but 3-5years later im sorry to say that every single person has to accept the fact the u cant find any property below RM800-1000psf anymore,

Thers only 2 type of people i always meet in my life.
Its either u buy Today and be GRATEFUL 3years later MAKING PROFIT,
; or u dont buy and REGRET 3years later.

FYI,
- MEX, SKIP, Besraya, SKVE, KIDEX, LDP, interchange into Seri kembangan.
; with MEX to KLCC & KLIA is less than 15mins.
- within 5km radius consist of 500,000 ready catchment (majority chinese with spending power)
- Reputable Developer is there, lets name a few
; Equine Capital, TItijaya, Perfect Eagle Dev, Hap Seng, Sunway, NAZA TTDI, MAHSING, Sime Darby, IOI prop, (shall i need to name further????
- urban migration from Puchong down southbound > creating higher demand for housing in Seri kembangan,
- stats: 200,000 cars using main road Jalan putra permai everyday.

And Many more i also lazy to type....

Majority leasehold land.

Older property built by Talam.

terrible traffic condition at USJ area with no hope in getting better, but people still crazily stay there.

that particular junction u r referring just need simple action from state goverment to solve. huge land next to the road, just matter of time to do it.

i used to stay there 9 years back when aeon was not there. Those time it was peaceful to stay. it really brought back memories being a student renting a cheap place and so on. Given me the option today? I would avoid there at all cost!!! going home itself is HELL!

If u want to be out of the jam and live in a quiet and peaaceful place, buy 16 sierra, the township being developed by IOI properties, i guess they have launched a few semi d lately, price starting around 700- 800k. This place is opposite Equine park in the terms by road where u have to turn left to 16 sierra and right to equine park once you get out of the exit from LDP from Cyberjaya.....As many told, equine park is pretty congsted early in the morning and after working hours...too many cars uses that way...

The roads servicing this area, both ways, from Cyberjaya into Equine Park, and Equine Park towards LDP and Cyberjaya, getting more n more jammed every morning and evening!!!! Even before O2 and future developments being build/completed, even before Zeva Suites completed. It used to be just 10 mins jam to get out of Equine Park in the morning, but now it takes 30 mins to get out of this place. Same case in the evening. And there is no plans for road expansion?? Can you imagine how the sardine jam is gonna be after these few projects completed? I haven't include Paragon 3, paragon 150 etc. What is happening to this place?? Not a livable place anymore..

How can the houses there command such high premium? the jam is so bad also.. Few seasoned investors said this is a 'syiok sendiri' area rclxm9.gif rclxm9.gif

1). Always Traffic jam.
2). Accessibilities not good.
3). Run down aeon n giant.
4). Rubbish dump site (years ago).
5) L/H.

I also wonder the same. The only conclusion is the upcoming MEX interchange? Is it already ready?

Wonder what would attract ppl to pay glenmarie/damansara type prices in tht area..

traffic seems a fraction better after new MEX interchange.

agree with aeon and giant old

Mcdonalds always crowded, long wait
but many new food in the new shop lots

exciting place to be

Morning and evening MEX is very jam since the Seri Kembangan exit opened.

Traffic so bad from ldp into equine during peak hours...

If you feel like stopping buy for a food or aeon....

Much better for you to floor the pedal and go into ghost town siber far jaya. Just another extra 10-15 minutes...
