How come no mentioned on the built up for these prop ? Presumably Terrace should be below 2300 sf ? And Semi-D/Link should be pretty low in built up ?

They appoint agents from GS to sell. agar300-350psf i think, not sure really....pricing can be negotiated greatly! Most of them are the corner/end lots, 2 show houses and one of the bungalow. A friend was interested but bank valuation was a bit tricky! Thats why pricing can be negotiated to match the bank value.

Wow... then Diamond City by Country Garden is quite reasonable compare to Tiara South!!!!

Diamond City also 3 story, freehold, gated and guarded (7 check-points), club house is more comprehensive (with swimming pool, bowling alley , squash courts, cinema, etc), comes with landscaping, a few playgrounds, and 34 retail units (on leasing only), spanish style, nearer to Nottingham and UTAR. Selling at RM650k onwards after discount.

What do you all think?

Don't think is strata title. future price to flip at 1.2 mill will be tough if those ecohill semi d folks also flip at rm1.2mill.

Don't you rather buy a semi d or even link semi d say...1.2 mill as compared to TS 1.2mill 3 storey link house. Coz at the end of the day, land size valuation will definately have plus point.

If they are selling rm900k for the their link house, i think buyers should hop over to ecohill and grab some remaining units of semi d or link semi d.

Like i says, if the developer is serious in pushing at that price, they better throw in more quality furnishing goodies to attract buyers else they gotta wait till ecohill finish their remaining semi d or link semi d.

Agree that internal design is better, layout of kitchen in front with living hall at back and with the walk-path behind is interesting concept

Most back lanes, ppl just throw rubbish, this one, ppl can miggle around

the 8-feet behind the house is huge, put a few chairs and tables and when not raining, can read newspapers, enjoy coffee

Most link house cannot do it, car park in front, means lock inside house unless Bungalow or perhaps corner lots

what do u thik of this dev vs others like SEH, EM, TH, Kajamg East

i look at it, Kueen Lai selling Tiara South almost a year. if they benchmark slightly lower, i believe they can sell off the unit before SEH or EM launch.

Yups. Kuen lai have an ace in their sleeve with Tiara South location with the strategic location. Just a matter of holding power if owner investing in here. All it needs now is expat market moving in to make it a jewel else nothing to see. Then again, they are facing 2 giants development nearby EM and EH.

Went there today. Basically bigger one for 995k and smaller one for 930k. Has it own concept and design. However, the space allocated for kitchen and yard look too small for me as compared to SEH and EM. Family who seldom cooks should best fit. Single phase wiring but can arrange separately with developer for 3 phase with small amount of money.

1) Location

2) Bigger BU

3) Name of Developer

Only thing that TS wins is they have dedicated Club House and backlane garden but if what you say about KL is true, the backlane swimming may look very different compared to when VP was given

Any update on the build quality? Heard that SPS had leaking problem after VP. EW got QA/QC issues.

680k direct from developer seems okay if you are okay with the layout, EM selling at 670k but smaller and the roads seem more cramped. With both being developer units.

Talking from an own stay perspective - not a great investment location IMHO.

Having a look at the start of the thread, was around 800k after discount? Didn't really check as its history. Haha.

Types A & C dependent on buyers that either back out or loans did not get approved according to the agent. Bulk is still type B.

Mines Type C - if i recall correctly Types A & C are sold out with less than 20 type B remaining. My unit was gotten because someone elses loan did not go through.

Not sure about the increase in price though, you'd have to check with the agents that are servicing the area.

MCO has delayed my moving in & reno plans, but the layout and location suits my preferences, quiet and not too big of a taman.

I would suggest if you are looking at it to take a drive there and see if it works for you as everyone has different preferences.

Hi, I just got my keys for Type A early Feb as well. House is OK, but compared with Eco Majestic it's less polished lah. But I prefer Tiara South with gates unlike most EM ones.

Location wise depends on your preference, currently I'm WFH so should be fine. Travel to KL centre would take 45min-1 hour, but in Semenyih itself you have Tesco, Econsave, Mr Diy etc so you' can get most of your groceries/tools there. Another thing is it's near to EM township, EcoHill Taipan which looks like new shopping mall is also in development.

Amenities is good, with the clubhouse as main highlight (simple gym with 3 equipment & a swimming pool), some equipment in the garden among the houses as well. Not sure EM would even have free gym or swimming pool like TS, & monthly maintenance is only rm150 as compared to EM around rm220+ (Mellowood).
