you can actually lodge a complaint to mpsj if the apartment is being used as a hostel, especially if there is overcrowding. happened to me before at my previous place. mpsj sent an officer to check on the unit but the workers refused to open the door. a few weeks later they moved out. you can even follow up with the mpsj officer in charge. jmb @ setiawalk shld strictly enforce against owners who lease their units out as hostels for workers/students. shld be embodied in bye-laws of the place.

i thought there is a provision in the Act that does not allow appointment of any property management agent which has an interest in the property in order to preserve independence (section 26). if there is conflict, should lodge complaint to commissioner of buildings.

SW maintenance got to greatly improve too.

New promo Mgr spending far too much money in non measurable events. Lots of weakness in that department but many Jmc members cannot see them yet. People passing by SW at LDP have no idea what is inside?

setiawalk would be more lively if the business hotel facing wawasan starts operations. any idea whether there are any plans to begin operations? i understand signature hotel is doing well and i find that the business hotel is actually in an excellent location. it wld bring a good catchment for the f&b outlets in setiawalk.

nowadays with so many places competing for the consumer dollar, it is important for setiawalk not to be too complacent and continue to do promotions and adverts to improve visiblility of what it offers to the public. of course with a much more limited advertising budget compared to the big malls, it is also a matter of more effective advertising. having promotional events at the common area is actually a good idea; recently saw the samsung galaxy launch at sunway pyramid and could see the car park was quite full at 10am on weekday morning. the best malls are the ones with the most human traffic and the higher the human traffic the higher the rents will be.

is a pedestrian bridge being built to connect pfcc to setiawalk? this would attract office workers from the offices there and even guests staying at sheraton pfcc to patronise the f & b outlets @ setiawalk. in fact i think a number of students/teachers from rima stay @ setiawalk so wld work out well for both sides. maybe jmb can explore that possibility with the mpsj.

maybe might be a good idea to engage a retail consultant to help fill up the empty commercial space. malls like empire subang, main place usj and paradigm mall were ensured a good tenant mix because they engaged retail consultants to establish an identity for them. the old days of just waiting for any kind of tenants to walk in is no longer viable. a case in point is publika which was not doing well until they engaged a retail consultant to research and identify the kind of identity and market they wanted and thereafter the tenants to source for. today publika is doing very well.

Great news. The hotel will liven up the quiet side of setiawalk. Any idea whether its a brandname?
