nowadays, a lot of new investor just think of short tern gain, rent few year and sell off, they show no concern about the value of the property in long term, hence most of them will not show up in AGM

Not truth, it is like a ghost town whole day. Only certain area/shop got people lah,

some of the shop never occupied since handover, investors are eagerly to pass the burden to new owner. lol.
