just wait when BN increases the interest rate, many ppl beh tahan will have to unload negative cash flow properties. then will become buyers market.
*
BN wont increase the rate so soon in order to maintain popularity. smart investors wont let go their properties, only those speculative & lousy ones

Ok interest rates havent gone up but you can see bnm has been increasing loan requirements making it less easy to obtain loans. Rental go up when LRT completed? provided the economy keep growing and growing.... It can if it is real growth. but speculated growth will always lead to bubble bursting. Read what happened to japan from 1985 to 1991. Japan's economy still have not recovered till now!
*
dont worry about japan. most of Malaysians worship japan, as i dunno why!!!

Worship Japanese in terms of what?

But I really like their living and working culture. Work when work and have fun when play. Walking also different. Their attitude is quite good overall. If u drop a wallet in their restaurant in Tokyo, it would be stil there or they take it and run to get u.

Most Malaysians are quite disillusioned about Japan and HER products. Toyota cars were recalled in USA, Europe & China in the previous years, but Malaysia did not do so. The contamination is the latest complication to arise as part of the cleanup of the Dai-Ichi plant, which suffered meltdowns as a result of the March 11, 2011 earthquake and subsequent tsunami. Government officials said that at least 300 tons of radiated water was flowing from the plant into the ocean each day. Well talking about culture.....this devastation of pouring 300 tons of poison in the sea is good? Kindly read & assess accordingly....

Everything has its flip sides, both bad and good. We just filter and learn the good things lor.
IMHO, i think we can learn few things from the Japs such as good discipline, civic mindedness, cleanliness and innovation.

*Sorry, distract a bit from this thread...
*
Hahaha...its certainly distracting. But the idea of devastation that caused by the Japanese during WWI & WWII and now the 300 tons of poison into our sea is not a joke. Culturally, the Japs copied the culture from China concerning the Zen & Confucius theories.

As per today, landlords should not be too greedy & rent out their units at fair rentals. With the huge capital outflows, many businesses are affected badly & if rentals are high even RM2K per sq ft shop can be closed down. A RM2K per sq ft shop lot that is abandoned will look bad & perhaps have to let go at huge discount.

Subang Condo Bans African Tenants.

ā€œAfricanā€ tenants at a Bandar Sri Subang condominium here have three months to vacate their units after the building’s management slapped an unprecedented occupancy ban on them last week.

The decision came after the majority of Ridzuan Condominium residents voted in an annual general meeting (AGM) held on July 6 against renting their units to foreigners from the continent, whom they allege to have ā€œcaused a lot of nuisance"

Hi..thanks for letting us feedback on action taken in Ridzuan Condominium. All property owners of Setiawalk must be careful on acceptance of "Black" money i.e. also not to be too GREEDY and rent out your units to Blacks. By doing so, we can protect the image of Setiawalk and upkeep the commercial value of the project. If property owners who are too GREEDY about rental, first places shouldnt have invest in Setiawalk.

What the RA can do if they refuse to move out ?  sweat.gif

Yes....thats a difficult question!!! But some Malaysians are so annoyingly ignorant & dont even keep up with the news of these social problems. Even they know that Blacks are 'disease', they still rent out to the Blacks. So stupid & dumb.

Definitely the interest rates will rise to prevent the cash outflows. Hence mortgage rates go up & public will suffer on paying more than previously.
