QUOTE(a123 @ Nov 27 2013, 07:13 PM) A quick comment on the numbers released. The current service charges are very much the market norm. However from the budget presented, it is saying it requires about another 15 percent increment in revenue just to balance the budget. We got to seriously ask the question why? The audited accounts is for the year 2012.The increment in revenue between 2012 and budgeted 2014 revenue is about 67 percent. However the increment in 2014 budgeted expenses over 2012 is 332 percent higher. We probably need some explaination for this large variance! As promised I am willing to serve on the JMB committee for one year if someone would nominate me. My main aim is to improve/promote communication between all the owners and JMB. Not sure how much I can do, but I will try and be transparent about it. My level of success would very much depend on the new JMB. Please email me at kkhpsa@yahoo.com for followup. I will announce it here once I am nominated by someone, so that others can nominate more willing people. Thanks. Ok noted. Thanks

noises are common in busy cities, if u want to stay in the city. If u stay in the country side...the chirping of birds in the morning also can be annoying. I guess the noise pollution in Malaysia is tolerable as compared to cities like HK & Tokyo. After awhile, everyone can adapt to it unless you are easily irritated. Do something about your windows in order to mitigate noises.

The Accounts presented must be audited & details breakdown to check whether the funds are not misused or being manipulated.

Another huge problem faced with JMB is that enquiries made via phone calls are responded not effectively. Dewi or Shiela are not proactive & lots of follow-ups have to be made. Can we re-elect the whole JMB? GEt rid if the useless ones.

QUOTE(davkong @ Dec 23 2013, 10:40 AM) Haha.... it felt like two worlds apart, the facing commercial units and the facing forest units. I enjoyed opening my balcony door wide and enjoying the breeze and night scenery, no noise except some dogs barking below. You can see the moon on good nights from the balcony and also sunrise every morning. Perfect! I have to agree with you. B4 I rented my unit, I am fixing some fixtures there and I opened the sliding door facing the jungle. It's breezy and nice, without sound pollution. At the high floors, no mosquitoes bother me though

QUOTE(cwk3191 @ Jan 21 2014, 11:18 PM) Monster lizard? Wow, then it even attract more visitors. May be can open up wild life restaurant too over there. Anyway, land owner dun bother too, why us. Later on IOI Mall will just phase out soon only. I hv no share inside. Who care if they dun. May be good for us. Rental go down, foods sell cheaper to attract crowd. Giving more offer too. Or else close down soon as Aeon will soon move out to better place. Luckily not Komodo dragon

Puchong is very unique. The affluent neighborhoods of Bandar Kinrara & OUG adds to the zest of living in Puchong. Bandar Kinrara do not have prominent commercial area, hence the magnet of attraction is in Mid Valley. IOI fails to refurbish IOI mall to a high standard that can attract more people. Definitely SW is a happening area only in Puchong & IOI has to up grade IOI mall to raise her standard.

QUOTE(fast_coder @ Jan 23 2014, 04:26 PM) what happened to bata @ sw? renovated but pulled out due to poor retail response? Honestly who wears from Bata nowadays. During those days when Our parents are struggling to make ends meet...then they buy Bata school shoes for us, but now most Malaysians are middle income. SW should attract the affluent ones. Residents shouldn't complaint more, even the LRT is across the road. Most developed countries condos have the train tracks so near to the buildings that are noisy to the residents. Of course, we can't have the best of everything but SW actually rocks....

I don't have any complaints from my tenant, since my unit is facing the housing estate. What the properties owner need to do is replace the window glass with double layers & sound proof to avoid sound pollution. Living in big & congested cities, you often faced noise pollution. You can't have the best of everything. If you complaint about noises, you can opt to stay in a bungalow or landed property near the Hutan Simpanan in Bandar Kinrara, which you need to fork out above RM1.5million. The choice is yours....
