In fact, I have been let down by the commercial part.
1) No proper signage to SW. I know developer had claimed they can't do about it because LDP belongs to Litrak. But indeed many shops complaint about this. I believe this issue can be resolved one way or another. Maybe consider signage at the Petron station. If this issue is tackled, I am sure many shops will feel appreciated.
2) It is disheartening to see the landscape gone down days by days. The water jet is malfunction almost all the time. Something needs to be done. I rather it stop running than it shooting everywhere. It just show how bad the management is when it is not taken care of.
3) The 1st floor retail business has been struggling. One of the issue is also due to the escalator not functioning all the time.
Kindly highlight this when the next JMB take place.

1. I agree with you. I think the developer has misunderstood road signs to be the big overhead type signs only. When I see the many road side signs of IOI Mall along LDP and even one beside SW entrance, I think we must find a way asap. Cannot wait for flyover to complete. I will try to get this discussed at JMC level.
2. As a JMC member, during a side discussion, I have asked FM regarding this issue. It seems FM had so far refuse to take over the jumping fountains from the developer due to persistent break downs. They would only function properly for a few days after a repair before it would break down again. I will try to get JMC to discuss this later. JMC is giving top priority to big and urgent issues first.
3. Thanks for highlighting the fact that escalator is frequently not functioning. I assume we are having an appointed contractor for escalator maintenance. I would try to propose perhaps, the guards for that area be made responsible to frequently check and report on any escalator breakdowns. I think we also need comprehensive directories at ground floor so that visitors can find out the type of outlets available and where they are located in SW. Do we appreciate the fact that there are now more than 50 F&B outlets alone.


I will also be posting this post on SW residents FB where most JMC members are following. I think we can get JMC members support on these issues.

Can the JMB consider to put to vote to revise the house rules to make Setiawalk (at least the residential parcels) a pet friendly area? I mean, there can still be rules and guidelines set and all owners must abide by it if they want to rear cats or dogs, but can the JMB consider to remove the blanket "no pets" rule? -- This was a request from a R2 resident. Cannot consider proposing this to JMC unless there are many supporters of this idea. Otherwise the obvious decision would be just status quo. Supporters you all got to convince JMC this is the wishes of the majority to get JMC to start looking into it.

Please do snap a picture of queque and advise location, date and time. This would help JMC to decide whether to invest (I heard about 70k/machine) for the betterment of SW.

Machine sometimes stop accepting all notes (including unsoiled ones) because of break downs?

If you look at their location, it is quite far from residential block (for the short range power output of such devices - after 3-4km even your mobile will have problem picking up a good signal). If you are standing in front of the device and within 1 meter then it may be a different story. Just look around - there are so many such devices - very frequently mounted on top of shop houses. Look carefully there should be one within 4 km of where u are living now otherwise u will suffer from poor mobile network services.

Even with pretty models, I think every one agrees the wall there does not go with the original facade. Any negotiation will obviously have to include this less than wanted feature.

BBC(Bad Boy Cooks) is significant crowd puller during lunch and dinner at Oasis Square. Their placement of main door facing the large empty space may turn it into a "Brio Square" of sort. That space got to be spruced up to a level that befits a main lane and an area that faces and leads to the main entrance of Brio. Obviously any discussions with BF to find a permanant solution to the many issues created by them must include improving the image at that location. In fact BF has suggested a "3D Wallpaper design based on nature theme in line with Setia Walk environment" at that location. Not sure whether that is a good enough and a long term workable solution acceptable to residents/tenants/owners and thus JMB.

There are many issues and many parties involve. Any solutions got to be legal, able to satisfy most, if not all parties and must be enforceable. Bear in mind there is also a on going legal case with BF. These rules will apply to all operators in SW.

Simple solutions such as operators
1. will lower volume of music
2. will forbid their workers from lepak at main lane area
3. will allow a public path way in common area, etc

are impossible to enforce and thus not good enough.

Solutions which are probably more acceptable to residents/tenants/owners would probably be along the line of

1. Only soft music without any DJ announcements are allowed after certain night time at open common area. After another later time no speakers at common open area are allowed to be ON at all. Speakers can be confisticated by JMB security guards if they are on after the cut off time. Within their confined/closed premise no limitation on speakers.
2. Got to renovate such that main lane will have a main entrance to premises. Then workers will naturally not lepak/hang around there.
3. Common area being common area cannot have fixed furniture. Jmb can redirect placement of furniture at common area if it blocks public passage at any time at its sole discretion.
4. Legality cannot be compromised.

Above are simply ideas being thrown around. Any other bright or even dump (but practical) ideas would be most welcomed. Your comments please - but be warned not to discuss/comment on BF case in particular since it may be sub judice to do so, otherwise be prepared to "face the judge" !

At the momemt there is one exit each to Jalan Wawasan and one to LDP. From the maps provided by developer, there will be another exit directly onto LDP once Trigon is ready.

Where to park residents's visitor car when the allocated car parks are full? Park behind SW road or you think is reasonable to ask them to park at paid public parking at level B1? Only RM2 for first 3 hours.

According to sps rep, they have tried but relevant highway authorities are very strict on this and thus did not allow it. A very good chance of putting up proper overhead signboards when sps builds the flyover from LPD.

Mean time I feel jmb should at least get smaller signs -similar to those put up by IOI Malls, by the side of highway. See whether I can convince JMC to follow this.

We are waiting for BF response to our our "ideas" for the good of all. Since it is a pending court case, neither MPSJ nor JMB is willing to take immediate action for fear of legal implications. Meantime we will try to ask them to be more resonable with their music volume at different times of night - at least along the current practices of AW and Mz. You all will have to gauge whether they are the considerate type.

Spent most of first month handling BF court issue and high elect costs study "consultant". After much questioning, the "consultant" has decided to cancel its invoice of RM13.5k and leave the job. We are now looking for a more professional consultant to do the job. Meantime six sub-coms have just been formed on Monday so that each can look into different area. I am now looking at minimizing impending monthly budget deficit (especially for residential blocks). Try to improve collection (now at average 70% level) and reduce various service providers charges. 64 percent are owed by top 30 owners. JMB will start taking action on them and the rest asap.

For the 3 residential blocks, the electricity, security and cleaning charges alone are aleady about 148% of total service charges of the residential blocks! We got to do much much better than this!

Yes this is their first physical store. If they do it right like Hero, Jaya and Econsave nichmarket segment, then it would be good for SW. The fresh and green sections of Hero market is the main reason people are going there rather than Tesco, Giant or AeonBig.

A special Ang Pow for all owners of SW.
It is now confirmed that TNB is double billing for all the power used by individual units of R1, R2 and R3. TNB will refund the credit to JMB. Another refund for double billing by TNB for tenants of either Block K or IJ. It is also confirmed JMB is also paying for power used by some non common area/facilities of Block K. These will greatly reduce the quantum of service charge increment needed in the future - if any.

Thanks for your observation. Will pass the message to relevant sub-com to followup with management.

I am just a fellow JMC trying to improve the management of SW. Talking to a few professional parties on how to fix this. JMB willing to talk to any proven/top end management company. If you think you are one of them, contact SW JMB now. It is open to all options to get a top notch management team for the good of SW. Its revenue well exceeds RM10 million per annum.

Tackling the single largest expense - electricity costs. Also trying to improve security and reduce the next biggest expense -security guard costs and quality. Paying far too high rates now. At the same time arrears collection got to be fixed too. Top 103 defaulters will receive an appeal letter for their cooperation and a final reminder before legal process cannot be avoided.

Lucky SW got a big name developer like SPS. It has in principle agree to deliver all the goodies it had promised in its brochure, promotion materials, etc. JMB busy compiling the undelivered features. Anyone with evidence of any missing features, please let JMB know.
