I think for those who said are those should capable to manage these problems that usually community services having. The important is Say=Action. Feedback to community is the most important. More brains = more solution. The team of JMB are not hero or god. They are just representatives of the community. And the community should cooperate to certain activities and events to make the whole JMB and Community stronger and functional effective. Do not just complaint and blame only. Do own part to help as to help yourself and family to a happy, safe and comfort stay.
Hope JMB to be and community concern are fully understand above and most likely already understood but just not in practice.

If my memory serves me right, a lawyer did told me that >50% of the condo management are "controlled" by gangsters, fund collected has been misused by management office.
Some even place their people in the JMB board, phantom votes in AGM to elect their own people to sit in the JMB.
There is a condo in Bkt Jalil in which the account is under investigation now, more than 700K (services charges and sinking fund) has gone missing.
Residents must attend AGM, this is a responsibility to all owners.

Due to the wide viewpoints of many parties, JMB's task is indeed very difficult. It depends very much on teamwork, cooperation and mutual respect. However ensuring the professional management team is doing their job such as proper accounts are kept, basic maintenance are done, regulations are followed and careful communication/update to all owners over more difficult issues before making and explaining a decision are its fundamental responsibilities.

I have seen so much friction when individual members try to influence management on appointment of contractors, etc. Thus it is important that no one is in JMB for more than two consecutive years.

What's the use of waiting to put JMB to jail? Always learn to avoid first b4 anything happens. Every property owners should do their part on due diligence & checking on maintenance of common areas, security & others relating to SW. As many shared here...actions speak louder than words...or else it will result to 'Cakap kosong' & only can hear noises from TIN KOSONG. Constant follow ups need to be done with JMB until work improves.

I totally agreed with you. When comes to management of cash...trust no one. An external auditor needs to verify & check that all property owners maintenance fees are put in proper use.

Plan to buy a unit at SW, visited both 1007 sf (2 rooms) and 1138 sf (3 rooms), which size got higher potential for appreciation???....1007 type is facing LDP, better view but a bit noisy whereas 1138 type is facing residential area and mountain, more quiet. What is the market price now for each type???

At this time and price, all the units would have found its equilibrium. Hence, I would opine that both unit will roughly command the same appreciation %.

Yes I too agree a reputable (and not just any) external auditor must be employed to ensure proper financial management. At the moment the accounting staffs would back date invoices and insert and remove items from account statement at liberty! They do not seem to understand basic book keeping concept and things like credit and debit notes.

Appointment of major contractors is another area where transparency of the process is the key to minimising conflict of interest. No members should be on the board for more than two consecutive years. They must be made to take at least a one year break after serving for two consecutive years.

Contractors should be based on tender basis that's having contract work quotation being drawn & tender.
