QUOTE(ibbrio @ Aug 13 2014, 01:59 PM) do you want to pursue this with PMC or JMB? whether this can be discussed further at their level or is next AGM in Dec 2014? i agree at least one CCTV is good at level 7. some condos i see even every floor has a CCTV and they need card to use the lift to go to their respective floors. this is top security. whether trigon has this or not since they are luxury condo. I really hope that resident card is required to access their respective floor to add security. Even my previous 10 years apartment is now equip with card access, the resident can only access the lift with resident card. Another good thing is management can block the resident card if owner didn't pay the maintenance.

The security guard at R1 simply open the door and let outsider enter the lift lobby without calling the owner or request them to register. Management should look into this issue seriously.
I have received the login and password for SW e-community and will complaint through the website.

I am glad that R2 guard has carry out their duty. I am staying at R1 and always sit at the lobby to read newspaper. I always notice the guard just open the door without asking the "visitor" to register. I not sure whether they are staying there or looking for friend. Also notice some "visitor" just wait in front of the lobby and follow other owner with card access to go into the lobby.

In order to reduce the electricity bill, we can change the double tube fluorescent light at car park to single tube and change the air condition at visitor lobby to ceiling fan.
As suggested by other forum member, we can reduce the frequent of cleaner collecting rubbish and cleaning the floor. Maybe at alternate day.
Also we can reduce the security guard by installing card reader to all rooms at level 7 and to add access control inside lift. Only resident with access card can access to level 7.
To avoid intruder coming in to resident unit through escape staircase, we can change the lock at the staircase to one way exit only. By doing so, I believe we can reduce the security guard on duty.

QUOTE(davkong @ Dec 3 2014, 06:10 PM) I agree with most of your suggestions, except to change the staircase doors to one way only (only able to open from outside, not inside). This is an emergency staircase, imagine if people trapped inside the stairwell and unable to exit because they are not able to do so? We already have a magnetic lock entry to stairwell at Level G, that is sufficient to protect from outsiders to enter our building. We don't need to protect each floor from our own residents, we are community, not a prison or office building with confidential information. Furthermore, if let say I want to walk down just one or two floor to the sky garden or Level 7, that means I no other option but to wait for the lift? The one way access at emergency staircase basically is to block intruder coming in to resident unit through carpark. So only door at carpark level need to be modified to prevent intruder. Another suggestion to reduce security manpower is to close down the visitor carpark. Since we have commercial carpark, visitor can just park there. Current visitor carpark can be rented out to generate income. If we opt for no increment in maintenance charges, we have to scarify something.
