Ya nobody knows wat happen inside the poor building..

Poor marketing effort to promote the activities
But why I always see the place is so crowded at night?
If you study the Puchong map properly, you will understand why a lousy shopping mall like IOI Mall is so crowded nowadays.
Basically Puchong folks has no other choice to shop at place which is proximity to their living place without paying toll, they are trapped within 3 LDP tolls, furthermore one way in and one way out using LDP.
With the future upcoming VIVO City and The Wharf, the Puchong Population alone will ensure these few places happening as usual, irrespective you like it or not

As at todate, the entire KV has appro 130 shopping malls (old and new), with the high density in Puchong, shd hv at least 3/4 malls in place, the fact is only IOI Mall stand alone, look at following layout then you will understand why, most of the established malls are located on the north side, but southern KV is a huge mkt catchment where every mall operator is eying to capture, latest mega mall in the South are Bkt Jalil P2 and Putrajayar IOI City Mall.

IOI is indeed too small for Jusco, before IOI, Jusco is suppose located at Bdr Kinrara (existing Giant)
Jusco will be in Bkt Jalil, no way for Setia Walk
Again I say, many Puchongites go to Sunway, 1 U and Mid Velley and still IOI is crowded, it shows the size of the population in this area

As I said earlier, One City will fail, let's monitor after 3 years

True, skypod is better than The Zest but not threatening SW business

The design of the building, it is tall and narrow, I remembered back 10 years ago, my fren who was in retail operation revealed that a success mall need to be wide instead of tall, his claim was based on mkt research and analysis in this region particularly in Malaysia, of course the ability of the Mall owner to design the tenant mix, control the tenancy and attract anchor tenant to the mall is exceptionally vital.
There is another mall next to it, buy the size is quite small, I hv doubt it can pull huge crowd as few more giant malls are on the way setting in the south KV

For rental mkt, it depends on mkt condition, when economy turns bad and if there are oversupply of highrise for rent, SW owner with much lower entry cost could afford to offer cheaper rental.
I could offer a 3-rooms (1350sf) rental as low as 1,600/1,700 just to secure a tenant, I doubt 3R Skypod owner who purchase >700K could match it

True, normal 99 speedmart has app 2000sf (corner)
While according to SA, total floor area for SW Mall is 170,000sf, or 28,000sf / floor (total 6 floors)
