QUOTE(a123 @ Nov 5 2014, 01:15 AM) Latest unofficial update. 60% increase? i think that is quite tough for manySW JMB AGM Date: 29.11.2014 Sat Time: 3.00 pm. Venue: R3 Level 7 multi purpose hall. An important proposal for voting during this AGM is the increment of residential monthly service charge from RM0.25 to RM0.40 psf in order to maintain the existing level of service. Another important agenda is the voting of new JMC members which would steer and shape JMB for the next one year. For the betterment of SW, the participation and opinion of all owners/stakeholders are much needed/appreciated. Please try to attend. Thank you. there gotta be a way to maintain the current service charge rate or allow only a slight increase the justification is available online or only during AGM? |

could the number of guards be reduced like those areas already covered by CCTV since there is someone manning the control room (if security guard cost is substantial).
what else can be cut to maintain 0.25cent and not a sudden jump to 0.40cent? For example the cleaners do not have to sweep and mop the floor every single day for the residential floors. Even disposal of rubbish may be done every alternate day. The only issue is some residents are irresponsible and they do not dispose it properly leaving it in a mess. |

QUOTE(laikt2010 @ Nov 14 2014, 03:13 PM) That means the "UGLY GREAT WALL" doubt their sincerity to solve the problem What about JMB...... Agree with this solution? Thanks for update! the only visible improvement is that visitors can now walk across to the other side but walking through a pub. noise wise, still cannot run away. still play loud music from time to time with DJ shouting and vibration to the residential units still exists it is really unbelievable everybody knows the menace of noise caused by bf but they can continue to operate like a king with impunity |

a123, is there a requirement on how many owners need to present at the AGM to vote? or just based on majority only whoever can attend?

QUOTE(EugeneLai @ Nov 13 2014, 10:52 PM) Also hope the overhead bridge from LDP can ease traffic soon but worry about the pedestrian bridge safety. you worry the pedestrian bridge will collapse while the flyover is under construction or that you worry the flyover is too near to the pedestrian bridge? not sure whether they will demolish the pedestrian bridge eventually as it is too near the flyover an ignorant commercial truck driver may potentially hit the bridge if height limit is not respected i don't see how they can relocate the pedestrian bridge yet. let's wait and see its progress.. |

QUOTE(a123 @ Nov 14 2014, 09:42 PM) Other than the outside water feature, the whole of SW Mall Level 1 belongs to Block K owner according to SPS. This includes the outside area which is their accessory parcel. Jmb has during Ivan's time, highlighted the slippery tiles there to them. so block K owner pays service charge for the unrestricted common area?Note: DMC signed by all commercial owners indicates that area and many other area in K to be a unrestricted common area. However SPA between SPS and owner says they belong to owner. if yes they have to do something? if not then responsibility to JMB? |

QUOTE(a123 @ Nov 14 2014, 09:56 PM) Sorry no more unofficial update on BF issue until next Jmc. Current chairman has recently issued the following request regarding BF info. Though I disagree with the request, I hope you all understand my position. noise issue must must must be includedQuote Dear all,the BF case is still on going until full compliance of the court consent order. Please ensure our discussion is just within the JMC and FM so as not to jeopardize our case and our effort to -------- and others. JMC members, please do not announce in any media until we have ---------'. JMC will have an official announcement once everything is finalized Unquote. To me, I would like Jmc to announce the proposals by BF asap so that Jmc can engage with and consult stakeholders whether the proposals by BF are acceptable before everything is finalized. Consent judgement already finalized. It is only a matter of implementation/for Jmb to accept the reno proposals, where details are not spelt out in consent judgement. Just some differences in opinion. |

QUOTE(a123 @ Nov 16 2014, 10:31 PM) But somehow the leadership within Jmc just have different priorities. Secretary is working in Borneo full time. The meeting agenda is finalised by FM (I think so- but not sure of other influences). So very often my written proposals on discussion regarding the ways to manage are simply ignored/deem unimportant without the desire to discuss and and put further thoughts into. In my opinion fm staffs are not fully doing what they are supposed to be doing. They are getting external contractors to do many small tasks. These are some costly leakages in my personal opinion. FM can never be perfect. Chairman should facilitate Jmc to point out and assist FM wherever weaknesses are detected. His assumption that FM being professional, knows best, may not always be applicable, especially when weakness can be detected. Hopefully there are some significant changes to existing Jmc team come next AGM. New ideas and ways of managing Jmc and FM is much needed. what is the point of having existing JMB members if a123 ideas are simply ignored? |

an integrated commercial and residential development does not have to be this way some say you can't have the cake and eat it but they don't really understand the situation in sw try running a pub (open concept with speakers designed to cause vibration) next to a gated and guarded landed homes and people will start to understand the impact if sw was meant to be the most happening clubbing scene in the klang valley by all means announced it by the developer during the launch. i doubt many would have purchased it for stay other than investing and letting it out to those who work night shift so not affected or pub workers This post has been edited by ibbrio: Nov 18 2014, 01:14 PM |

a123, is there any possibility of bringing red lobster dining experience to sw?
i think sw needs more new dining concept rather than established but dated dining experience think they will open in gamuda walk perhaps sw can try to learn a bit from gamuda walk? |

any progress on any attempt by developer or MPSJ to put more signage to enter sw? other than waiting for the flyover presumably with signage?
i see so many other developments with no issue of erecting signage even some in overhead signage one city usj is so far the most impressive with multiple signage |

QUOTE(a123 @ Nov 18 2014, 08:18 PM) From what I understand from the developer, the pedestrian bridge will not be lifted higher or relocated. The bridge is for light vehicle use only. An overhead poll to restrict height must be erected before bridge entrance. the pedestrian bridge now is no longer accessiblethe staircase near the shop lots side has been demolished the support (column/pillar) at the U turn section looks small wonder whether it is strong enough |

QUOTE(a123 @ Nov 18 2014, 08:23 PM) Yes block k owner pays full retail service charge rate based on SPA. The outdoor tile area at Level 1 is an accessory parcel. So no service charge but they got to maintain it themselves. the overhead roof leading from shops to the mall side has leaks during rainwho will be responsible to maintain this? the tiles do look slippery slippery tiles should not have been used a rough surface floor is better to avoid fall |

QUOTE(linkor @ Dec 1 2014, 03:30 PM) Saw 2 7-11 shops at SW !! and another convenient store is setting up just next to the first 7-11 shop. this is like on the roadsGot so good demand ?! one nasi lemak open few weeks later, another one set up a stall nearby to compete and pull from the existing crowds there is a clear reason why there is demand for 7-11 it mainly serves night owls and those hanging out at the pubs so now there is another one JUST next to the 1st 7-11 hope the whole SW NOT become a place to have so many of this kinda shop |

has anyone seen a serviced apartment which is trying to cut cost by switching on corridor lights alternately? it is darker now living in SW with a lot of dark spots.
i think the developer designed the apartment and set 0.25cent kinda as its operation cost. as it turned out, it costs more than 0.25cent to run the place. so this is one approach to cut cost. |
