investor also need to rajin collect rent no matter rain or hot day, cannot sleep at night due to nightmare due to tenant not paying, building collaps like highland tower etc etc. no free lunch boss.

boss, u r absolutely correct..a 2 b/r unit 1007 sf c/w fittings n k/cab on lowest floor of R2 indeed was let out at a miserable rm1500 2 months ago to a knowledged worker from india. However, that unit is 1 of the very few exceptions that forever cannot make it lah. Its reason was already given in v2.

some of R2 rental tranx concluded in Jul/Aug.
A similar 1007 sf unit (fully renovated + f/f) on high (sky gdn) floor let out to a gwailoh for rm2500.
2 units 845 sf 1+1 b/r (renovated kitchen only + f/f) on same floor as above unit let out to jap n sporean (hottie) expat for rm1800 each.

m sure those active agents/negotiators covering n stationing in sw can surely attest to the authenticity of these tranx.

In the first place is u all support to goreng up the price. And because buy at high price u have to ask for high rental but the peoples income did not rise.

just wait when BN increases the interest rate, many ppl beh tahan will have to unload negative cash flow properties. then will become buyers market.

doubt BNM has the stomach for higher interest rates, especially when public debt is already so high.

BN wont increase the rate so soon in order to maintain popularity. smart investors wont let go their properties, only those speculative & lousy ones

Hi guys, would like to ask if there is any choice for proper internet accessibility?

We opened a cafe The Journey and is using Yes 4g. Though the speed is fast, but because of the quota we can only have sustain such speed for 1 week+ only.
Would really want to provide good wifi accessibility for people to hangout, but really out of ideas. Thanks

Thanks. But i am using zoom 4g, which doesnt have the ability to block certain sites. It just broadcast the wifi only..
Willing to pay for service to anyone who can trottle any user's speed to speed that i prefer, if it ever can be done..

Put a wifi router connect to the Zoom 4G.

You can then set the rules in the new wifi router.

Let your customer connect to the new wifi router.

Done.

Seems like one side heavy for now..

Selling prices keep going up and up, investors think rental also can go up and up. Do that and no one is renting...

Ok interest rates havent gone up but you can see bnm has been increasing loan requirements making it less easy to obtain loans. Rental go up when LRT completed? provided the economy keep growing and growing.... It can if it is real growth. but speculated growth will always lead to bubble bursting. Read what happened to japan from 1985 to 1991. Japan's economy still have not recovered till now!

I'm not sure how true if one say japan's economy has not been recovered due to crisis some time 20 years back.

But the fact is the current property price in japan is already much much much more expensive ... anyone disagrees?
