Went to Grand Shanghai for dinner last Sat, jam pack with people...

Cannot see the clear line of differentiation between residence and commercial, normally a good mixed development design should have clear separate lobby/entrance, different carpark entrance etc...in SW case, like all rojak already...
*
Of course there are clear signage of residence & commercial car parks. Even lobbies of residences are available. You are obviously not observant at all.

Actually we lacked in Fine dining area that comes with wine & nice ambience. Puchong have too many restaurants of similar type. Again, buffet restaurants of hot-pot style with Haagen Daz, Angus beef & others should be promoted.

LEt's say lah, let's say only. If a foreign uni campus want to open a campus at SW, would SW residences welcome them ?

i totally object because the students of higher learning dont carry themselves well. Its a decadence of society.

Oic Main Place....nothing special, just some kind of common mall with residences. The concept of SW is still not accepted by all....considering for so many years they are only used to the common mall concept. At times..people have to be exposed to new things in order to enjoy new concepts.

Went to Setia Walk 2 days ago for lunch. BIG mistake. It is so damned difficult to locate the restaurant. No clear signage and direction of which block is which block. Hot, sweaty and stuffy. Security guard had no idea which block is which block and directed me to Timbuktu. Cigarette butts at the stairways. Took me 25 minutes to locate the restaurant.

I am not going to this place ever again.
*
Dont be despair. It happened to me also. The JMB & even developer has to do something about signages because this project is massive and there are so many operators operating there. PNB should leave better quality management in SP Setia to manage this company & shouldnt interfere. Just sit down & enjoy the fruits of people's labor.

Not sure whether owner or tenant of R1-16-06 is here.
Everyday 4.00am, is 4.00am, i can here walking sound, chair and table dragging and door slamming sound. Every night I will be awaken by the sound. The noisy sound will last until 6.00am... I just need a good sleep, please soften your movement if you really need to wake up early. Please consider about others.

QUOTE(a123 @ May 9 2014, 12:33 AM)
Just to share my personal thoughts and findings. Noise is a problem at many apartments with a bustling commercial centre downstairs. Once upon very happening TTDI Plaza solved it by chasing all the pubs away hoping to replace them with restaurants like in Bangsa area. Now the commercial portion is  too quiet to the extent very few are even aware there are commercial units there!

Solaris Dutamas is facing the same noise issue. FM can only complain to Bandaraya. In turn the authorities will conduct half hearted raids on licencing, etc. after every  so many complains.

Other then motorcycle noise, there are no laws in Malaysia that restrict noise to a specific level.  The environmental department guideline on highway noise is 55dB. But this is very often violated with little that can be done. Depending on unit and highway location, highway noise can even exceed 100dB every now and then!

Very similar to Dutamas, the commercial part of SW is substantial in size. Thus would  only be suitable for people who prefers a more happening place.

The best solution is give and take a little from all parties. Look at Soul Out Mt Kiara which has been in operation for over 10 years. It is a win win situation.  Obviously residents that stay right next to highway (like Trigon) or  a happening commercial place, must be prepared to live with quite some noise, especially during commercial opening hours. JMB got to find middle ground that is reasonable to all legal parties. If a party refuse to comply then JMB will withdraw  privileges such as common area usage. However this may take time when a tenant challenge JMB in court. But one fine day there will be a final ruling.
*
I strongly agree with your sharing. In advanced countries having congested cities, the noise pollution was unbearable but they live on. Why not be innovative i.e. have double layer of glass window and some sound proof materials to block excessive noise?

The unit above my unit is rented to indian's workers who work at Pub at setiawalk. Everynight when they come back from work they drag the chairs, slam the door and walk like dinosaur. Sometime when they drunk they even sing and shout. Don't think management can resolve the issue. I just hope the owner can chase them out. Dear Owner, I foreseen you unit will be in bad condition after few months. Floor tiles will be full of scratches, door cannot close, cabinet in bad shape....others you imagine yourself....
*
You have to talk to the indian workers' boss who is the pub owner about the misbehaviours of his workers. The Pub owner is liable to the workers' behaviour & there must be house rulings on this.

This means that the Pub owner is an unethical person. What do, most malaysians have 3rd world mentality as compared to the people from the Far East. Of course is his fault and he has to managed his Indians properly.....

They have been complaint numerous times, not only by me. Management know about it but can't do much.
Sure the boss and the owner know. They just don't want to take action as they are not the one affected.

Normally boss don't care what their workers do outside. As long as they can help him to earn money.
I just can't understand why still got owner who is willing to rent they unit as hostel. Maybe they are just pure investor and will sell their unit after the price up. So they don't care the condition of their unit and what will end up with Setiawalk as long as their rental justify the return.

With these attitudes & 3rd world mentality...i wander when Malaysia can reach developed country's status?

Bukit Bintang....the fame of KL has sound pollution from the train, pubs, restaurants & massage parlors. In between these activities have motels & hotels where locals & foreign tourists stay. There are also vibration & frequencies of development, but Bukit Bintang is still famous....

Even sometime organising some SW Events, but nobody know from outside for those pass by SW on LDP.
There shall be an obvious place to show a banner on any events. That shall be a structure design to be easily hold up any banners without using skylifter.
I saw IOI Mall (the putrajaya one) having a good design allow banner easily hangup by existing structure. SPS, the architectect, please learn from others who experience in commercial like WCT Paradigm, how to allow banner put up easily.
The other factor, Malaysia weather, with this open concept, will not work for a commercial. Especially ladies, they dun like to shop and sweat.
The only way to improve, plant more bigger trees inside and cleanup the dropping  leaves often.
I believe, SW as a location at center of Puchong, yet beside the busy road, should already hv the properties in it to grow but with a right design.
*
Its nothing wrong with SW's concept. The water features with beautiful landscape is one of the best i have seen so far in Malaysia. Its now of age to have this type of concept. Look at New York - Manhattan , they dont have huge malls but nice avenues lined with shops selling branded items. Look at Myendong, Korea....so many cosmetic shops selling all the ladies goodies & known as fashion street. Both countries got 4 seasons, so you mean during summer they should close down for business? What wrong here, is that the mindset of people should changed, or else we are left behind!!!

Bro, different ma...in country with 4 seasons, after going through the cold cold winter, u look forward to the warm summer sun...

In Malaysia, everyday is summer so people look forward to air-cond especially if they go shopping becoz they want to enjoy...we shower 2 times a day, people with 4 seasons may only shower few day one time in winter

Just like Citta Mall, many people shy away becoz of the non-aircond common area

Sorry, Bro, typical Malaysian
*
aRE you sure people from the 4 seasons shower once every few days in winter? During summer in these countries, people sweated a lot and still want to cool themselves in the beach, rivers or water features. Malaysians have a lot of catching to do & dispose the 3rd world mentality to move ahead.

As for noise pollution, those proactive ones will double glazed their windows to minimise sound pollution. Those who love Bukit Bintang and stay there, will also faced noise pollution but they get along with their lives.

look like most people like the view facing hill. maybe is quieter. I bought my unit sub sales, R1. noise is bearable, hardly hear any noise at master bedroom. if you open the sliding door at balcony, noise is from LDP and pub below during night time. If you close it, you will have peace of mind.
The reason i buy setiawalk is because i like the sunset view...

from the perspective of getting a tenant, IOI found four points
if you remember trigon was supposed to be a corporate office.
if sp setia had managed to bring four points to take over this tower, i see the whole sw will be much classier than now
four points is a worldwide brand
i don't know whether the reason for sp setia to convert corporate office to trigon was purely based on profit (ie residential higher profit than corporate office) or whether they were unable to secure any anchor tenant hence avoiding a fight with IOI to win tenant by easy way = trigon

When Mid Valley was built in the middle of nowhere, many negative comments were made on this project. Now see how it flourished with North-point condos building & connected to it. SW was built next to the main road which is the 'blood line' of Puchong. Trigon was the 1st luxurious condos in Puchong, so Puchong is reshaping or transforming from an ugly duckling to a swan....About others building same as Trigon is battling themselves in blood ocean. Not smart.
