it is initially set by developer when they selling the property. Once the JMB (joint managemnt body) is formed, the resident will take over and they should decide the increase/decrease of maintenance fee via majority decision in AGM.

Guys, May i know which package did MBB offered or you all take ?
I was offered CM-I by MBB, If taking MRTA the BLR rte is -2.4 MLTA BLR rate -2.3
and first home buyer gets 50% discount on stamp duty ?

Very confusing.... rclxub.gif

I'll know the result on monday, i will keep you posted. Is the loan fee FOC, if not mistaken i heard SA mentioned about it?

QUOTE(MoonRider @ Oct 3 2013, 11:42 PM)
dr .. i have diff oppinion cool2.gif

i have wife and kids .. hence mlta is better choice why .... because u suddenly die .. ur spouse first thing she need is cash $$$ ....

let said ur house rm300k , u buy life covered rm300k and no to mrta

if you die ..
with mlta .. your wife will get RM300K cash in 1 mth .. while if you buy mrta you wife no need to pay for the remaining of the housing loan (but there is no income/cash in hand, even want to mortage or sell the prop it takes 6 mnth to 1 year)..
but with mlta.. your wife still can own the house while she can still using the 300k to montly pay the installment ie RM1400 per month (max34k per year). and can reserve 250k at least for the next 3-5 years, where she need most to settle the kids education and daily expenses. stabilise the situation and moving on ..
*
but for me i will buy MRTA because my company got provide my 36-month salary to my spouse if anything bad happens to me and i also got buy additional life insurance so it should not be a problem and i believe most of us should have saving which at least can last you few months to a year.

anyway there is no right or wrong, just depend on your needs.

Considering that the sales accounts for roughly 700 units, worth an estimated RM 250 mil, I would say its reasonably good.
