Those day people don't even look at Kota Kemuning because of Kesas tolls. I have a couple of years of peaceful living there and travel daily to office located near KL tower. For family with kids, perhaps little extra space does make quite a bit of difference.

another point is Andaan can be moved in early of next year but not La Thea which at least 2 more years

ya. 0.20 cent per sf which is reasonable as most of the others have started to charge 0.38 cent per sf
