Just went there today, forgot to snap photo on the chart but basically higher floors are selling same price as lower floors, facing north is facing LDP highway, and the 1572sqf unit facing north comes with two single car parks (not tandem) which is good! They give 5% discount for dp, and bear legal fees on loan, you only need to pay stamp duty. The maintenance is 0.20 per square feet, if I remember correctly.

I really think it's a good buy compared to La Thea, and both are in nice secluded area. Close to two international schools.

RM0.20 for Condo unit and RM0.15 for villa, i think is relatively low rate as compare to others in Klang Valley.

The direct access road from LDP is currently under construction, it will be to the door step of the guard house once its completed.

They are definitely cash rich, and they are also the supplier and manufacturer for most of the building's material...left pocket to right pocket, nothing for them to loss by using grade 1 material.....besides, they are also the biggest Mercedes Benz dealer in the WORLD ! so I was actually expecting them to give out Benz discount coupon to all of their property purchaser rclxms.gif thumbup.gif icon_idea.gif

Before we book, our options :Sierra 16 townhouse / Andana / Bandar Saujana Puchong Semi-D (budget 600-700K)

We came to a decision to buy Andana because of its reasonable price & low dens. (RM409psf)
Located in/next to developed township & Putrajaya Sentral & Pasar Borong.
+ immediate access from LDP & walking distance to shoplot

Good for own stay perhaps investment.

the most quiet place to stay is in the forest drool.gif
There are so many high end condo in town that are near the highway and still selling like hotcakes. it is very dependant on the developer's quality on sound proofing.
